An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 7401 Whitesville Road, from R-1 (Low Density Residential) District
to R-2 (Low Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1 (Low Density
Residential) District to R-2 (Low Density Residential) District:
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and being in the Eighth
District of said County being known and designated as PART OF LAND LOT NUMBERED
SIXTY-TWO (62) of said Eighth Land District and being shown and designated as
?Parcel ?A? ? 7.52 Acres? on that certain plat entitled ?Survey of Part of Land
Lot 61, 62 and 79, 8th District, Columbus, Muscogee County, Georgia, dated
October 15, 1985, revised October 1985, made by Hobbs, Smith & Assoc., Inc.,
Civil Engineers, and recorded in Plat Book 94, Folio 39, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia, and being more
particularly described within the following metes and bounds, to-wit:
BEGINNING at a concrete monument located at this northwestern corner of said
Land Lot #62, said concrete monument marking the common corner for Land Lots
61, 62, 79 and 80 of said 8th Land District, and from said beginning point
running thence South 00 degrees 37 minutes East along the line dividing said
Land Lot #62 from said Land Lot #79 of said 8th Land District, 80.76 feet to an
iron stake, thence continuing South 00 degrees 37 minutes East 150.04 feet to
another iron stake; thence running South 02 degrees 01.5 minutes West 218.21
feet to another iron stake, WHICH LAST MENTIONED IRON STAKE IS THE NORTHWESTERN
CORNER OF THE TRACT OR PARCEL OF LAND HEREIN CONVEYED AND IS THE BEGINNING IRON
FOR THE TRACT OR PARCEL OF LAND HEREIN CONVEYED; and from said last mentioned
beginning iron running thence North 89 degrees 13.5 minutes East 1048.45 feet
to another iron stake situated on the southwestern line of Whitesville Road;
thence running South 17 degrees 40 minutes East, along the southwestern line of
Whitesville Road, 242 feet to another iron stake; thence running South 73
degrees 58 minutes West 370.8 feet to another iron stake; thence running North
87 degrees 47 minutes West 763.8 feet to another iron stake located on the line
dividing Land Lot #62 from Land Lot #79 of said 8th Land District; thence
running North 00 degrees 26 minutes West, 289.30 feet to the beginning iron of
the tract or parcel of land herein conveyed.
The above-described property is rezoned with the following condition:
1. This rezoning is contingent upon the approval of the applicant's request for
a variance to allow a cul-de-sac to intersect Whitesville Road at a distance
of 636 feet from Double Churches Road and 767 feet from Lokey Drive and
approval of the applicant's request for a variance to allow the cul-de-sac to
extend approximately 1050 feet in length, all as requested by letter dated
March 1, 2002.
