AN ORDINANCE
NO.
An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 7100 Britton Road from R-1 (Low Density Residential) District to R-2
(Low Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1 (Low Density
Residential) District to R-2 (Low Density Residential) District.
All that tract and parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, being that certain tract in LAND LOT 82 of the EIGHTH
LAND DISTRICT of said County shown on a plat recorded in Plat Book 66, Folio
92, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia, to which reference is made for the particular location and dimensions
of said tract or parcel.
The above-described property is being rezoned with the following conditions:
1. All lots shall be developed substantially as shown on the attached site plan
drawing no. C-1 dated ?3 JUNE 05? by The Copley Group, LLC, which site plan is
incorporated herein by reference and made a part of this ordinance.
2. A maximum of one hundred thirty-four (134) lots shall be permitted.
3. Lots 1-16, 97-103, and 122-134 shall each have minimum lot size of 10,000
square feet and minimum lot width of 75 feet.
4. Lots 17-96 and 104-121 shall be subject to R-2 zoning requirements or
its UDO equivalent (SFR3).
5. A minimum of eleven (11) acres shall be preserved as
greenspace.
6. A tree buffer area of at least 3.3 acres with minimum width of twenty (20)
feet shall be preserved around the perimeter of the property subject to
rezoning as shown on said site plan, and shall be planted with small and large
canopy trees as recommended by the City Arborist, limited to the tree buffer
area adjacent to Britton Road and River Road.

Introduced at a regular meeting of the Council of Columbus, Georgia held on the
day of , 2005; introduced a second time at a regular meeting of
said Council held on the day of , 2005 and adopted at said
meeting by the affirmative vote of members of said Council.
