An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changing certain boundaries of a district
located at 2307 Hamilton Road, from R-4 (High Density Residential) District to
C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-4 (High Density
Residential) District to C-3 (General Commercial) District:
All that lot, tract and parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, being known and designated as LOT 122 AND PART OF LOT
115, SUBDIVISION OF LOT 112, HUGHES SURVEY, as said Subdivision is recorded
upon a plat recorded in Deed Book HH, Folio 76 in the Office of the Clerk of
the Superior Court of Muscogee County, Georgia, the tract and parcel hereby
conveyed being shown upon a plat recorded in Plat Book 126, Folio 43, said
Clerk?s Office, and being located within the following metes and bounds:
BEGINNING at an iron pin located at the intersection of the northwesterly line
of Hamilton Road with the southerly line of Hughes Street, and from said point
of beginning running thence south 16 degrees 52 minutes 30 seconds west, along
the northwesterly line of Hamilton Road, a distance of 63.5 feet to a nail and
cap in concrete coping; running thence south 88 degrees 21 minutes 20 seconds
west a distance of 167.85 feet to an iron pin located on the easterly line of a
street 19 feet in width; running thence north 01 degree 53 minutes 40 seconds
west, along the easterly line of said street, a distance of 60 feet to an iron
pin located on the southerly line of Hughes Street; running thence north 88
degrees 12 minutes 25 seconds east, along the southerly line of Hughes Street,
a distance of 188.22 feet to the point of beginning.
The above-described property is being rezoned with the following condition:
1. All lighting shall be directed internally using deflectors.
2. Commercial driveway access shall be restricted to Hughes Street.
