AN ORDINANCE
NO.
An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changing certain boundaries of a district
located at 2410 and 2418 3rd Avenue; 2602, 2604, 2608, 2610, 2615, and 2709 4th
Avenue; 320 and 321 24th Street; and 304, 306, 310, 312, 318, 324, 326, 328,
342, 403, and 405 25th Street, from R-4 (High Density Residential) Districts to
R-3A (Medium Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-4 (High Density
Residential) District to R-3A (Medium Density Residential) District:
BEGINNING at a point on the east side of Third Avenue, said point being 76.8
feet south of the southeast corner of the intersection of Third Avenue and
Twenty-fifth Street; running thence south along the east side of Third Avenue a
distance of 79 feet, more or less; thence extending east a depth of 150 feet,
more or less; thence running north parallel with Third Avenue a distance of 79
feet, more or less; thence running west 150 feet more or less, to point of
beginning.
And
BEGINNING at the southeast corner of the intersection of Third Avenue and 25th
Street, from said beginning point running thence east along the south line of
25th Street, 75 feet to a point; thence running south parallel to Third Avenue,
77 feet to a point; thence running west parallel with 25th Street, 75 feet to
the east line of Third Avenue; thence running north along the east line of
Third Avenue, 77 feet to the point of beginning.
And
BEGINNING on the east line of Fourth Avenue at a point 87 feet north of an iron
stake located at the northeast corner of Fourth Avenue and Twenty-fifth Street,
and thence running north, along the east line of Fourth Avenue, 33 feet to the
northwest corner of said Lot #20; thence running easterly 60 feet to an iron
stake located at the northeast corner of said Lot #20; thence running south,
along the east line of said Lot #20, 33 feet to a point; and thence running
westerly 60 feet to the beginning point.
And
BEGINNING at an iron stake placed on the east side of Fourth Avenue, 120 feet
north of the northeast corner of the intersection of 4th Avenue with 25th
Street and from thence running north along the east side of 4th Avenue, a
distance of 33 feet to an iron stake; thence running east a distance of 100
feet a distance of 100 feet to the east side of Lot Number 19; thence running
south 01 degrees 40 minutes east a distance of 34 feet to an iron stake; thence
running south 87 degrees 42 minutes west a distance of 100 feet to the iron
stake at the point of beginning.
And
BEGINNING at an iron stake on the east side of Fourth Avenue, 180 feet North of
the northeast corner of the intersection of Fourth Avenue and Twenty-fifth
Street, and from thence running north, along the east line of Fourth Avenue, 32
feet, more or less, to an iron stake; thence running north 85 degrees 50
minutes east, along a fence line, 100 feet to an iron stake; running thence
south 01 degree 40 minutes east a distance of 30 feet to an iron stake; running
thence south 84 degrees 49 minutes West a distance of 100 feet to the beginning
point.
And
BEGINNING at an iron pin on the east right of way line of Fourth Avenue in
Columbus, Georgia, 92 feet north of the southwest corner of Lot 18 of the J. K.
and J. Lee Harris Survey of the Anthony Cook Place, and from said beginning
point extending north 01 degree 30 minutes west 54.05 feet to an iron pin in
the east right of way line of Fourth Avenue; thence North 85 degrees 50 minutes
east 99.85 feet to an iron pin; thence south 01 degree 40 minutes East 54.05
feet to an iron pin; thence South 85 degrees 50 minutes west 100 feet to the
point of beginning.
And
BEGINNING at an iron stake in the western line of Fourth Avenue, said iron
stake being situate 501.96 feet in a northerly direction along the western line
of Fourth Avenue from the intersection of the western line of Fourth Avenue and
the northern line of 25th Street; and from said point of beginning running
thence South 86 degrees 45 minutes West a distance of 119.09 feet to an iron
stake; running thence North 04 degrees 05 minutes West a distance of 73.01 feet
to an iron stake; running thence North 86 degrees 45 minutes East a distance of
120.16 feet to an iron stake in the western line of Fourth Avenue; running
thence South 03 degrees 15 minutes East along the western line of Fourth Avenue
a distance of 73 feet to the point of beginning.
And
BEGINNING at the southeast corner of Lot No. 48; thence in a southerly
direction along the western side of Fourth Avenue, 48 feet to the southeastern
corner of Lot No. 9; thence in the same direction 50 feet to the southeast
corner of Lot No. 8; thence in the same direction 48 feet to a point 2 feet
north of the southeastern corner of Lot No. 7; thence in a westerly direction
120 feet to a pointy 2 feet north of the southwest corner of Lot No. 7; thence
in a northerly direction 48 feet to the northwest corner of Lot No. 7; thence
in the same direction 50 feet to the northwest corner of Lot No. 8; thence in
the same direction 66 feet to the northwest corner of Lot No. 9; thence in an
easterly direction 121 feet to the point of beginning.
And
All that tract or parcel of land situate, lying and being in the City of
Columbus, Muscogee County, Georgia, and being all of Lot Number 60 containing ?
acre, more or less. Said parcel is situated in the Seaborn Jones Survey of the
City Village and in the Rose Hill Annex of the City of Columbus of said County
and State, lying and being on 24th Street between 3rd Avenue and 4th Avenue of
said City, and being part of the same property conveyed to V. J. Pekor by Louis
F. Garrard by deed dated April 24, 1906; description of this property contained
in Deed Book 307, Folio 425, in the Office of the Clerk of the Superior Court,
Muscogee County, Georgia.
And
All that tract or parcel of land situate, lying and being in the City of
Columbus, Muscogee County, Georgia, and being known as the East 37 ? feet of
Lot Number 62 in the New Annex (now called City Village) to the City of
Columbus, and recorded in Deed Book 674, Page 995, in the Office of the Clerk
of the Superior Court of Muscogee County, Georgia, and being more particularly
described as follows:
Commencing at the southeast corner of Lot 62 and running north 128 ? feet to a
point which is the northeast corner of the aforesaid Lot 62; thence running
west 37 ? feet on the line dividing Lot 77 and Lot 62 of the aforesaid City
Village; thence running south 128 ? feet to the north line of 24th Street;
thence running east 37 ? feet to an iron pin which marks the point of beginning.
And
BEGINNING at an iron stake on the Southern line of 25th Street located 75 feet
easterly from the southeast corner of the intersection of 25th Street and 3rd
Avenue, and running thence North 86 degrees 30 minutes East, along the southern
line of 25th Street, a distance of 25 feet to another iron stake located at the
northwest corner of the tract of land conveyed by Albert H. Dudley to
Girthtrude Ellis by deed dated September 8, 1945, and recorded in the Office of
the Clerk of the Superior Court of Muscogee County in Deed Book 217, Folio 584;
thence running South 02 degrees 23 minutes East, along the western line of that
tract or parcel of land heretofore conveyed by Albert H. Dudley to Girthtrude
Ellis a distance of 74 feet to a point; thence running South 86 degrees 30
minutes West a distance of 25 feet to another iron stake, and thence running
North 02 degrees 23 minutes West 74 feet to the point of beginning.
And
BEGINNING at an iron stake placed on the southern side of 25th Street 100 feet
easterly from the southeast corner of the intersection of 25th Street and 3rd
Avenue, and running thence North 86 degrees 30 minutes East, along the southern
side of 25th Street, a distance of 44 feet to an iron stake; thence running
South 06 degrees 54 minutes East a distance of 74 feet to an iron stake; thence
running South 86 degrees 30 minutes West a distance of 50 feet and running
thence North 02 degrees 23 minutes East a distance of 74 feet to the point of
beginning.
And
BEGINNING at a point on the south side of 25th Street, at an iron stake 144
feet easterly from the southeast corner of the intersection of 25th Street with
3rd Avenue, and from said beginning point running thence easterly along the
south side of 25th Street a distance of 25 feet to an iron stake, thence South
04 degrees 54 minutes East a distance of 128.45 feet to an iron stake; thence
South 86 degrees 30 minutes West a distance of 25 feet to an iron stake; thence
North 02 degrees 23 minutes West a distance of 54.5 feet to an iron stake;
thence North 06 degrees 54 minutes West a distance of 70 feet to the point of
beginning.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee in the City of Columbus, and being a part of Lot
Number 77 of ?City Village?, the land hereby conveyed being more particularly
described as follows:
BEGINNING at an iron stake on the south side of 25th Street, 200 feet east of
the southeast corner of the intersection of 25th Street with 3rd Avenue, and
from said beginning point running thence South 03 degrees 23 minutes East 128.5
feet to an iron stake on the southern line of said Lot 77; running thence South
86 degrees 30 minutes West along the line dividing Lot 77 and Lot 62 of said
?City Village? 29 feet to a point; thence North 03 degrees 23 minutes West
128.5 feet to a point on the south side of 25th Street; thence North 86 degrees
30 minutes East along the south side of 25th Street 29 feet to the point of
beginning.
And
BEGINNING at an iron stake on the south side of 25th Street, which iron stake
lies 50 feet west of the northwest corner of Lot 78 of City Village, and from
said beginning point running thence west along the south side of 25th Street, a
distance of 25 feet to an iron stake; thence South 03 degrees 23 minutes East,
a distance of 128.5 feet to an iron stake; thence east 25 feet; thence North 03
degrees 23 minutes West, a distance of 128.5 feet to the south side of 25th
Street and the point of beginning.
And
BEGINNING at a point on the south side of 25th Street, which point is marked by
an iron located 350 feet east of the southeast corner of the intersection of
25th Street with 3rd Avenue, and from said beginning point running thence South
03 degrees 23 minutes East, a distance of 128.5 fee to an iron; thence South 86
degrees 30 minutes West, a distance of 36.3 feet, thence in a northerly
direction, a distance of 128.3 feet, to the south side of 25th Street; thence
in an easterly direction along the south side of 25th Street, a distance of
37.5 feet to the point of beginning.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and designated in the map and
plat of said city as the east one-third of the west half of Lot Number 78 of
the City Village Survey with all improvements thereon. Said lot is hereby
conveyed, being more particularly described as follows:
BEGINNING at a point on the south side of 25th Street, 75 feet west of the
XXXXXX said Lot Number 78 and running thence west along the south side of 25th
Street a distance of 25 feet and squarely back south of uniform wide 128 feet
to the south boundary line of said Lot Number 78.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and being known and
designated as the west one-third of the east half of Lot Numbered 78 of the
Seaborn Jones Survey of City Village, said tract or parcel hereby conveyed
being more particularly described as follows:
BEGINNING on the south line of 25th Street at a point 50 feet west of the
northeast corner of said Lot Number 78; thence running west 25 feet to a point;
thence running north 128 feet to the south line of 25th Street; and thence
running east, along the south line of 25th Street, 25 feet to the point of
beginning.
And
All that tract or parcel of land in the City of Columbus, in Muscogee County,
Georgia, known and distinguished as parts of Lot Numbers 62, 63, and 64 in the
?Hughes Survey?, as shown by a map of said survey of record in the Office of
the Clerk of the Superior Court of said County in Deed Book W, Folios 570 and
571, said tract hereby conveyed being more particularly described as follows:
BEGINNING at a point on the south side of 25th Street 83 feet west of the
southwest intersection of 25th Street and 4th Avenue, and running thence south,
parallel with the west side of 4th Avenue, 131 feet, more or less, to the south
line of said Lot Number 64; thence running westerly 37 feet, more or less, to
the southwest corner of said Lot Number 64, along the south line of said lot;
thence northerly, along the west line of said Hughes Survey, 128 feet, more or
less, to the south line of 25th Street; thence easterly, along the south line
of 25th street, 37 feet, more or less, to the beginning point.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus, and being known and
designated as part of lot 20 of the Hughes Survey on Rose Hill, as shown on a
map or plat of said survey recorded in deed Book W, Folio 570 in the Office of
the Clerk of the Superior Court of Muscogee County, Georgia; said tract or
parcel hereby conveyed being more particularly described as follows:
BEGINNING in the northern line of 25th Street at a point located 31 feet
easterly from the northeast corner of the intersection of 4th Avenue and 25th
Street; and thence running easterly, along the northern line of 25th Street 29
feet to the southeast corner of said Lot 20 87 feet to a point; thence running
westerly, parallel with 25th Street 29 feet to a point; and thence running
southerly, parallel with the east line of 4th Avenue 87 feet to the beginning
point.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and being known and designated
as the west half of Lot Number 19 in the Hughes Survey on Rose Hill as shown by
a map or plat of said Survey recorded in Deed Book W, Folio 570 in the Office
of the Clerk of the Superior Court of Muscogee County, Georgia.
