An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at the southeast corner of Veterans Parkway and Cooper Creek Road, from
R-1 (Low Density Residential) District to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1 (Low Density
Residential) District to C-3 (General Commercial) District:
All that tract or parcel of land situate, lying and being in Muscogee County,
Georgia, known and designated as Lot Number 3, Block ?A?, of that certain
subdivision known as Lakeside, as said lot is shown upon the map or plat of the
said subdivision, recorded in Plat Book 4, Folio 112, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia. Said tract or parcel
of land being more particularly described as follows:
Beginning at an iron stake located on the southeastern side of Veterans Parkway
at the westernmost corner of Lot 4, said Block and Subdivision; and running
thence southeasterly along the western side of said Lot Number 4 206.2 feet to
an iron stake; thence southwesterly along the western side of Lot Number 8,
said Block and Subdivision, 60 feet, to an iron stake located on the northeast
side of Blythe Street; thence northwesterly along said northeast side of Blythe
Street 100 feet to an iron stake; thence northwesterly along the eastern side
of Lot Number 2, said Block and Subdivision, 205.8 feet to an iron stake
located on the southeastern side of Veterans Parkway; thence northeasterly
along said side of Veterans Parkway 100 feet to the point of beginning.
And
All those lots, tracts and parcels of land situate, lying and being in the
State of Georgia and County of Muscogee, and being known and designated as all
of Lots Numbered One (1) and Two (2), in Block Lettered ?A?, of the Subdivision
known as Lakeside, as shown by a map or plat of said Subdivision recorded in
Plat Book 4, Folio 112, in the Office of the Clerk of the Superior Court of
Muscogee County, Georgia, said Lots being more particularly described together
as follows:
Beginning at the southeast corner of the intersection of Veterans Parkway and
Cooper Creek Road, said beginning point being the northwest corner of said Lot
#1, and thence running northeasterly, along the southern line of Veterans
Parkway, 173.8 feet to an iron stake which is located at the northeast corner
of said Lot #2; thence running southeasterly 205.8 feet to another iron stake
located on the northeastern line of Blythe Street at the southeast corner of
said Lot #2; thence running northwesterly 210.75 feet to another iron stake
located at the northeast corner of the intersection of Cooper Creek Road and
Blythe Street; and thence running northerly, along the eastern line of Cooper
Creek Road, 100 feet to the beginning point.

The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. A deceleration lane shall be required as determined by the City Traffic
Engineer.
3. The driveway shall be as far away from the Veterans Parkway-Cooper Creek
Road intersection as possible.
4. No access shall be allowed onto Cooper Creek Road.
5. Access to Blythe Street shall be permitted.
