An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located on the undeveloped portion of 7700 Veterans Parkway, from R-4 (High

Density Residential) District to C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-4 (High Density

Residential) District to C-3 (General Commercial) District:



All that tract or parcel of land situate, lying and being in Columbus, Muscogee

County, Georgia, and being known as of ?Replat of Part of Land Lot 40, 8th Land

District,? as shown upon a map or plat of said Tract dated May 7, 2002, made by

Allen-Simpson, Inc., and recorded in Plat Book 148, Folio 38, in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia, to which reference

is made for the particular location and dimensions of said lot.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. No external trash dumpsters / compactors shall be permitted along the

property line bordered by the R-2 and R-4 zoning districts.

3. Screening for air conditioners, refrigeration units, heat pumps, and

dumpsters / compactors shall be required for all development on the property.

4. The buffer requirement for the property line bordered by the R-2 zoning

District shall be Category C, Option 3 (30 feet, undisturbed, natural

vegetation buffer) of the Buffer Ordinance.
