An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at the northeast intersection of River Road and Heiferhorn Creek from
RE1 (Residential Estate 1) District to SFR1 (Single Family Residential 1)
District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from RE1 (Residential
Estate 1) District to SFR1 (Single Family Residential 1) District:
All that lot, tract or parcel of land situate, lying and being part of Land
Lots 277 and 276, 19th District, Columbus, Muscogee County, Georgia and being
49.9 acres, more or less, and being more particularly described as follows:
To reach the POINT OF BEGINNING of the property herein described, commence at
the common corner of Land Lots 241, 242, 257, and 258 of said 19th District,
Columbus, Muscogee County, Georgia; running thence South 00 degrees 46 minutes
32 seconds East a distance of 1,418.24 feet to a point; running thence South 47
degrees 04 minutes 19 seconds West a distance of 3,521.68 feet to a point,
which marks the POINT OF BEGINNING; and from said POINT OF BEGINNING, running
thence South 13 degrees 03 minutes 15 seconds East a distance of 530.55 feet to
a point; running thence South 17 degrees 01 minute 09 seconds West a distance
of 406.82 feet to a point located in the center of a branch or creek known as
Heiferhorn Creek; running thence in a westerly direction along the centerline
of said creek a distance of 5,237 feet, more or less, to a point; running
thence North 10 degrees 45 minutes 11 seconds East a distance of 48.48 feet to
a point; running thence South 78 degrees 24 minutes 12 seconds East a distance
of 90.20 feet to a point; running thence South 51 degrees 53 minutes 44 seconds
East a distance of 700 feet to a point; running thence North 74 degrees 10
minutes 32 seconds East a distance of 375.0 feet to a point; running thence
North 25 degrees 58 minutes 00 seconds East a distance of 600.0 feet to a
point; running thence North 83 degrees 50 minutes 56 seconds East a distance of
550.0 feet to a point; running thence South 44 degrees 51 minutes 14 seconds
East a distance of 575.0 feet to a point; thence running South 75 degrees 42
seconds 37 seconds East a distance of 275.0 feet to a point; running thence
North 52 degrees 41 minutes 54 seconds East a distance of 600.0 feet to the
POINT OF BEGINNING.
The above-described property is being rezoned with the following conditions:
1. Detached garages or carports shall be permitted.
2. Front building setback lines shall be a minimum of 15 feet.
