An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located 1423 54th Street, from R-2 (Low Density Residential) District to C-2

(Neighborhood Shopping) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-2 (Low Density

Residential) District to C-2 (Neighborhood Shopping) District:



All that tract or parcel of land situate, lying and being in Columbus, Muscogee

County, Georgia, and being known as Lot 1, Block ?D? of ?Winwood Subdivision,

Subdivision of Part of Lot 1, Thomason Subdivision of the Preer Lands, Lying In

Land Lots 65 & 66, 8th District,? as shown upon a map or plat of said Tract

dated February 10, 1958, made by Aldridge, Moon, & King, Civil Engineers, and

recorded in Plat Book 20, Folio 84, in the Office of the Clerk of the Superior

Court of Muscogee County, Georgia, to which reference is made for the

particular location and dimensions of said lot.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. No external trash dumpsters / compactors shall be permitted along the

property line bordered by the R-2 zoning district.

3. Screening for air conditioners, refrigeration units, heat pumps, and

dumpsters / compactors shall be required.
