STREETSCAPES PROJECT ON BROADWAY

CONSTRUCTION STATUS

The streetscapes construction work on Broadway continues in three separate

areas in order to try to accelerate current schedule. The three areas include

the 1200 Block of Broadway, 12th Street between Broadway and Front Avenue, and

half of the 1100 Block of Broadway.





1200 Block of Broadway:



This block is approximately eighty-five percent complete. All vehicle and

pedestrian traffic avenues are open. The final work area consists of grassing

the median and completing the fountain at midblock in the median. The schedule

calls for this block to be substantially complete by the end of October.





12th Street Construction Site:



The work from Broadway to Front Street on 12th Street is approximately

seventy-five percent complete. Major delays in work were contributed to

architect revising plans for the South side of the street due to the discovery

of large underground vaults belonging to the Ledger and located between the

building and the street thus preventing the construction of planned sidewalk

planters. There were also major conflicts with underground utilities during

installation of storm sewer laterals thus requiring design changes. The

schedule calls for this street to be substantially complete by the end of

October. The entire street should be open to traffic prior to this time.





1100 Block of Broadway:



The contractor is working half of this block at one time in order to try to

accelerate the schedule thru increased production. This will probably be the

only opportunity to try to construct half of a block at one time since an

increase of businesses will be encountered in the forthcoming areas. Major

utility conflicts have slowed the progress of work in this area. The primary

issues have been resolved and now work should progress more on schedule. Half

of the area should be open to vehicular traffic by the end of October and the

entire area should be open by Thanksgiving, if not sooner. Eighty to Ninety

percent of all construction work in this area should be complete by

Thanksgiving, the start of the Christmas season.



Two possibilities for continuing construction work during the Christmas

season. One is to stop work on Broadway and move the contractor to 11th Street

between Broadway and Front Avenue and construct the improvements in this area.

This action would increase the cost of the project due to scheduling delays

thus increasing general condition cost to the contractor. The other

possibility is to proceed on Broadway, working on the west side of Broadway

between the midblock of the 1100 Block and 11th Street. Vehicle traffic in this

area would be prohibited, however, pedestrian traffic could be maintained.

With no stoppage of work on Broadway, it is anticipated that the contractor

would begin the 1000 Block of Broadway during the month of March, 06'. If work

is stopped and moved to 11th Street, then work on the 1000 Block would be

delayed one to two months.



The anticipated completion of the entire project is sometime during the

beginning of the fourth quarter of 06' barring any further delays.
