MINUTES # 41-02



The Columbus, Georgia, Board of Tax Assessors met Wednesday, October 16, 2002,

at 2:00PM with Chairman Beatrice Breaux, Assessors Lawton Grantham, Richard

Stallings, Assessor Ann Grantham and William Braxton present. Also present was

Chief Appraiser Martin J. Land.



Assessor William Braxton made a motion to approve Minutes #40-02, Assessor Ann

Grantham second it, motion carried unanimously.



The Board approved assessment corrections for real estate.



Met with Mr. and Mrs. Tyler regarding the valuations for parcel ID 115 008 027,

115 008 029A and 088 011 014. Mr. Tyler said the values of the properties have

increased too much. He said parcel ID 115 008 029A is too small to do anything

with. He said his father gave him this property to gain access to the other

property. He said when they widened Buena Vista Road they put a storm drain in

the middle of the property, which causes water to flow down the middle of his

property and makes his property less valuable then the surrounding properties.

The Board pointed out to Mr. Tyler that the value of his property has been

discounted because of the topography and is appraised for less then the

surrounding properties. The Board did not change the values for parcel ID 115

008 027 and 088 011 014; however, reduced the assessment for parcel ID 115 008

029A.



Met with Mr. Nicholson regarding the valuation for parcel ID 114 013 023A. Mr.

Nicholson said he did not think his property was worth $224,488 because of the

location. He said he was not planning to sell his house, personally he liked

the location. He said he had his house appraised about 1 ? years ago. He said

it appraised for $196,000 and he thinks it is worth $198,000 now. The Board

reduced the fair market value from $224,488 to $198,000.
