An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3401 and 3507 Schatulga Road; 5615, 5619, and 5631 Peggy Drive, and

6910 Aldora Drive, from R-1A (Low Density Residential) District to R-2 (Low

Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to R-2 (Low Density Residential) District:



All that tract or parcel of land lying in and being Part of Land Lot 56, 9th

District, Columbus, Muscogee County, Georgia, and being more particularly

described as follows:



BEGIN at an iron stake marking the intersection of the westerly line of

Schatulga Road and the northerly line of Peggy Drive; thence South 70 degrees

17 minutes 00 seconds West along the northerly line of Peggy Drive, 297.61 feet

to an iron stake; thence along the arc of a clockwise curve (radius of 398.42

feet) along the northerly line of Peggy Drive an arc distance of 130.03 feet to

an iron stake; thence South 88 degrees 59 minutes 00 seconds West along the

northerly line of Peggy Drive a distance of 50.43 feet to an iron stake; thence

along the arc of a clockwise curve (radius of 722.27 feet) along the northerly

line of Peggy Drive an arc distance of 390.79 feet to an iron stake; thence

North 60 degrees 01 minute 00 seconds West along the northerly line of Peggy

Drive a distance of 157.46 feet to an iron stake; thence leaving Peggy Drive,

North 12 degrees 16 minutes 00 seconds East, a distance of 313.11 feet to an

iron stake; thence South 87 degrees 16 minutes 00 seconds West a distance of

155.29 feet to an iron stake on the easterly line of Kate Drive; thence North

12 degrees 16 minutes 00 seconds East along the easterly line of Kate Drive a

distance of 62.12 feet to an iron stake; thence leaving Kate Drive, North 87

degrees 16 minutes 00seconds East a distance 155.22 feet to an iron stake;

thence North 01 degree 48 minutes 00 seconds West a distance of 150.0 feet to

an iron stake; thence North 87 degrees 16 minutes 00 seconds East a distance of

450.0 feet to an iron stake; thence North 01 degree 48 minutes 00 seconds West

a distance of 150.0 feet to an iron stake on the southerly line of Aldora

Drive; thence North 87 degrees 16 minutes 00 seconds East along the southerly

line of Aldora Drive a distance of 450.0 feet to an iron stake; thence leaving

Aldora Drive South 01 degree 48 minutes 00 seconds East a distance of 150.0

feet to an iron stake; thence North 87 degrees 16 minutes 00 seconds East a

distance of 175.0 feet to an iron stake; thence South 01 degree 48 minutes 00

seconds East a distance of 75.0 feet to an iron stake; thence North 87 degrees

16 minutes 00secopnds East a distance of 150 feet to an iron stake on the

westerly line of Schatulga Road a distance of 534.25 feet to an iron stake at

the point of beginning.



The above-described property is being rezoned with the following conditions:



No driveway or direct street access shall be permitted to Schatulga Road. The

lot at 3507 Schatulga Road shall be excluded from this condition.
