An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2051 Shepherd Drive, from C-3 (General Commercial) District to R-3
(Medium Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from C-3 (General
Commercial) District to R-3 (Medium Density Residential) District:
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee, and City of Columbus, and being Part of Land Lot
Numbered Seventy (70) of the Coweta Reserve of Said County and being more
particularly described within the following metes and bounds, to-wit:
Beginning at an iron stake situated at the northwestern corner of the
intersection of Brown Avenue and Shepherd Drive and from said beginning iron
running thence South 88 degrees 24 minutes West, along the northern line of
Shepherd Drive, a distance of 450.55 feet to another iron stake; thence running
North 03 degrees 17 minutes East a distance of 208.57 feet to another iron
stake; thence running North 07 degrees 43 minutes West a distance of 95.13 feet
to another iron stake; thence running North 37 degrees 28 minutes West a
distance of 90.1 feet to another iron stake; thence running North 89 degrees 55
minutes East a distance of 54.85 feet to another iron stake; and thence running
North 89 degrees 11 minutes East a distance of 439.88 feet to another iron
stake located on the western line of Brown Avenue; and thence running South 01
degree 45 minutes East, along the western line of Brown Avenue, a distance of
367.75 feet to the beginning iron.
The above-described property is being rezoned with the following conditions:
1. Joint-use driveways shall be required as determined by the City Traffic
Engineer.
2. Private property turn-arounds shall be required as determined by the City
Traffic Engineer so that traffic can exit forward onto a public street where
necessary.
