An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located along the west side of North Lumpkin Road, north of Airview Drive, from
C-3 (General Commercial) District to R-4 (High Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from C-3 (General
Commercial) District to R-4 (High Density Residential) District:
All that tract or parcel of land lying and being in Columbus, Muscogee County,
Georgia, and being Part of Land Lot 83, Coweta Reserve, and being more
particularly described as follows:
Commencing at an iron pin at the intersection of the north right-of-way line of
Airview Drive with the west right-of-way line of North Lumpkin Road and run
thence North 00 degrees 59 minutes 53 seconds East along the west right-of-way
line of North Lumpkin Road a distance of 400.00 feet to an iron pin at the
point of beginning; thence run North 89 degrees 02 minutes 31 seconds West a
distance of 199.98 feet to an iron pin; thence run South 00 degrees 59 minutes
57 seconds West a distance of 114.46 feet to an iron pin; thence run South 00
degrees 58 minutes 44 seconds West a distance of 85.60 feet to an iron pin;
thence run South 51 degrees 58 minutes 28 seconds West a distance of 316.76
feet to an iron pin; thence run North 43 degrees 01 minute 45 seconds West a
distance of 350.00 feet to an iron pin; thence run North 46 degrees 58 minutes

feet to an iron pin on the west right of way line of North Lumpkin Road; thence
run along the west right of way line of North Lumpkin Road along a radius the
right of 3187.57 feet an arc distance of 290.00 feet to an iron pin; thence
continue along the west right of way line of North Lumpkin Road along a radius
to the right of 3187.57 feet an arc distance of 428.58 feet to an iron pin at
the point of beginning. Containing 10.4245 acres.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. Access to the property shall be restricted to one ingress / egress.
3. If these properties are not used as multi-family residential
within one (1) year of application for a building permit, then these
properties shall revert back to a C-3 (General Commercial) zoning district.
