An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3807 Gentian Boulevard from R-1A (Low Density Residential) District

to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



All that lot, tract or parcel of land situate, lying and being in Land Lot 27

of the 8th District of Columbus, Muscogee County, Georgia, and being known and

designated as PART OF LOT NUMBERED ONE (1), of that certain subdivision of land

known as S.B. HATCHER TRACT OF THE M.M. MASSEY PLACE, as said lot is shown upon

a map or plat of said lot entitled ?Part of Lot 1, S.B. Hatcher Tract of the

M.M. Massey Place, Lying in Land Lot 27, 8th District, Columbus, Muscogee

County, Georgia,? made by Moon, Meeks, Mason, & Vinson, Inc., Civil Engineers,

dated June 7, 2004, and recorded in Plat Book 151, Folio 115, in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia, to which map or

plat reference is hereby made.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.
