An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located along the north side of Williams Road, between Stevens Lane and Cleo
Drive, from A-1 (Agricultural) District to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from A-1 (Agricultural)
District to C-3 (General Commercial) District:
From the iron pin corner of the northwest intersection of Williams Road and
Fortson Road, proceed in a southerly direction 89 degrees 02 minutes 07 seconds
west for a distance of 1067.61 feet to an iron pin (across Williams Road from
the intersection of Cleo Drive). Proceed North 89 degrees 26 minutes 85
seconds West direction for an ARC for a distance of 100.29 feet to an iron pin.
COMMENCING at the point of beginning at the southeast corner of the subject
property, from this iron pin proceed in a northerly direction 76 degrees 54
minutes 58 seconds West an arc for a distance of 720.2 feet to an iron pin
(located across Williams Road from the center line of Lloyd Drive
intersection); from pin proceed North 65 degrees 57 minutes 21 seconds West for
a distance of 334.80 feet to an iron pin (southwest corner of intersection of
Williams Road and Stevens Lane); from this pin proceed North 01 degree 10
minutes 43 seconds East 282.07 feet to an iron pin; proceed North 06 degrees 43
minutes 42 seconds West for a distance of 145.18 feet to an iron pin; then
proceed North 13 degrees 38 minutes 24 seconds West for a distance of 170.31
feet to an iron pin; then proceed North 08 degrees 49 minutes 05 seconds West a
distance of 200.49 feet to an iron pin; then proceed North 08 degrees 52
minutes 31 seconds West a distance of 301.89 feet to an iron pin; then proceed
North 08 degrees 57 minutes 34 seconds West a distance of 200.94 feet to an
iron pin; from pin proceed North 87 degrees 49 minutes 27 seconds East a
distance of 1,149.26 feet to the center line of the creek; from the center line
of the creek, proceed along said centerline that forms the property line in a
south direction for a distance of 909 feet +/- to an iron pin; then proceed
South 02 degrees 57 minutes 54 seconds East a distance of 837.61 feet to an
iron pin which is the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. No external trash dumpsters / compactors shall be permitted along the
property lines bordered by the A-1 zoning district.
3. All external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
4. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
5. A deceleration lane shall be required as determined by the City Traffic
Engineer.
