An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the southwest corner of Veterans Parkway and Turnberry Lane, from

R-1 (Low Density Residential) District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to A-O (Apartment-Office) District:



All that tract or parcel of land lying in and being part of Land Lots 268 and

269, 19th District, Columbus, Muscogee County, Georgia as shown on a plat dated

july17, 2003, prepared by Moon, Meeks, Mason, and Vinson, Inc., and being more

particularly described as follows:



Beginning at an iron stake at the easterly end of a miter forming the

intersection of the southeasterly line of Veterans Parkway and the

southwesterly line of Turnberry Lane; thence running southeasterly along the

southwesterly line of Turnberry Lane along the arc of a counterclockwise curve

(said arc having a radius of 1,204.08 feet and being subtended by a 204.37 foot

chord bearing South 40 degrees 02 minutes 24 seconds East) an arc distance of

204.62 feet to an iron stake; thence running South 44 degrees 54 minutes 30

seconds East, along the southwesterly line of Turnberry Lane, a distance of

100.35 feet to an iron stake; thence southeasterly along the southwesterly line

of Turnberry Lane along the arc of a clockwise curve (said arc having a radius

of 304.56 feet and being subtended by a 59.19 foot chord bearing South 39

degrees 19 minutes 54 seconds East) a distance of 59.29 feet to an iron stake;

thence running South 56 degrees 20 minutes 16 seconds West a distance of 149.31

feet to an iron stake; thence running South 40 degrees 23 minutes 48 seconds

West a distance of 76.54 feet to an iron stake in the center of a creek; thence

running southerly and southwesterly, along the center line of said creek, a

distance of 477 feet, more or less, to a point; thence running South 79 degrees

05 minutes 06 seconds West a distance of 20 feet, more or less, to an iron

stake; thence continuing South 79 degrees 05 minutes 06 seconds West a distance

of 629.0 feet to an iron stake; thence running North 10 degrees 54 minutes 54

seconds West a distance of 65.16 feet to an iron stake; thence running

northwesterly along the arc of a counterclockwise curve (said arc having a

radius of 694.40 feet and being subtended by a 272.46 foot chord bearing North

22 degrees 13 minutes 43 seconds West) an arc distance of 274.23 feet to an

iron stake; thence running North 33 degrees 32 minutes 33 seconds West a

distance of 100.0 feet to an iron stake on the southeasterly line of Veterans

Parkway; thence running North 56 degrees 27 minutes 27 seconds East, along the

southeasterly line of Veterans Parkway, a distance of 801.20 feet to an iron

stake; thence running North 67 degrees 46 minutes 09 seconds East, along the

southeasterly line of Veterans Parkway, a distance of 50.99 feet to an iron

stake; thence running North 56 degrees 27 minutes 27 seconds East, along the

southeasterly line of Veterans Parkway, a distance of 140.27 feet to an iron

stake on the westerly end of a miter forming the intersection of the

southeasterly line of Veterans Parkway and the southwesterly line of Turnberry

Lane; thence running North 87 degrees 06 minutes 08 seconds East, along said

miter, a distance of 29.57 feet to an iron stake at the easterly end of said

miter and the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. No external trash dumpsters / compactors shall be located along the property

lines bordered by the R-1 zoning district.

4. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.

5. No direct access shall be permitted to Veterans Parkway or Turnberry Lane

except for construction traffic.

6. All access to the site shall be accessed internally from the existing

apartment complex.
