AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4923 Warm Springs Road, from R-1A (Low Density Residential) District
to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to C-3 (General Commercial) District:
All that lot, tract or parcel of land situate, lying and being in Land Lot 5 of
the 8th District of Muscogee County, Georgia, and being known and designated as
the southerly part of Lot 15, Block E, Morningside Subdivision, a map or plat
of the said subdivision being recorded in Deed Book 68, Page 419, in the Office
of the Clerk of the Superior Court of said County, said southerly part of said
Lot 15 herein conveyed being more particularly described as follows:
BEGINNING at an iron pin on the northwesterly line of Warm Springs Road, said
iron pin being situate 160.4 feet in a northeasterly direction along the
northwesterly line of Warm Springs Road from the easternmost point on a curve,
said curve having a radius of 40 feet and being formed by the intersection of
the northwesterly line of Warm Springs Road and the easterly line of Warner
Road; thence North 16 degrees 01 minutes West 329.65 feet to an iron pin;
thence North 67 degrees 09 minutes East 102.5 feet to an iron pin; thence South
16 degrees 01 minutes East 300.7 feet to an iron pin on the north pin on the
northwesterly line of Warm Springs Road; thence southwesterly along the
northwesterly line of Warm Springs Road 110 feet to the point of beginning.

The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. No access shall be permitted onto the access easement along the east
property line from
the
property being rezoned.
