An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3820 Gentian Boulevard, from R-1A (Low Density Residential) District
to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to A-O (Apartment-Office) District:
BEGINNING at an iron stake on the southeastern line of Gentian Boulevard, which
said iron stake is 364.8 feet northeasterly from the southeast corner of the
intersection from Gentian Boulevard and Reese Road, and from said beginning
point running South 68 degrees 42 minutes East a distance of 180 feet to
another iron stake; thence running North 30 degrees 37 minutes East a distance
of 105 feet to another iron stake; thence running North 72 degrees 08 minutes
West a distance of 178 feet to another iron stake located on the southeastern
line of Gentian Boulevard; and thence running South 33 degrees West a distance
of 95 feet, along the southeastern line of Gentian Boulevard to the beginning
point.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
4. Driveway access shall be determined by the City Traffic Engineer.
