An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located 3555 Gentian Boulevard, from C-2 (Neighborhood Shopping) District to

C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from C-2 (Neighborhood

Shopping) District to C-3 (General Commercial) District:



All that tract or parcel of land situate, lying and being in Columbus, Muscogee

County, Georgia, and being known as Lot 401B of ?Replat of Part of Lots 15, 16,

& 17, Subdivision of S. B. Hatcher Tract, M. M. Massey Place, Lying In Land

Lots 27 & 28, 8th District,? as shown upon a map or plat of said Tract dated

July 29, 2002, made by Hobbs Smith & Assoc., Inc., and recorded in Plat Book

147, Folio 15, in the Office of the Clerk of the Superior Court of Muscogee

County, Georgia, to which reference is made for the particular location and

dimensions of said lot.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. The buffer requirement for the northern property line shall be Category C,

Option 3 (30 feet, undisturbed, natural vegetation buffer) of the Buffer

Ordinance.
