An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 5443 Armour Road, from R-1A (Low Density Residential) District to
R-4 (High Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to R-4 (High Density Residential) District:
All that tract or parcel of land situate, lying and being in Muscogee County,
Georgia, and being known and designated as PARTS OF LOTS 46 AAND 55 of the 8TH
LAND DISTRICT of said County, and being more particularly described as follows:
BEGINNING at the point where the north boundary line of Lot 46 of the 8th Land
District intersects the westerly side of Armour Road; run thence westerly along
the north side of said Land Lot 46 a distance of 886.08 feet to the northwest
corner of said Land Lot 46; run thence west along the north boundary line of
Land Lot 55 of the 8th Land District a distance of 85.23 feet, more or less, to
the northeast boundary of the right-of-way of I-185; run thence southeasterly
along the northeasterly boundary of the right-of-way of said I-185 a distance
of 571.79 feet to a point; run thence southeasterly along the northerly
boundary of the right-of-way of said I-185 a distance of 391.15 feet to a point
located where the northerly boundary line of the lands now or formerly owned by
C.E. Gates, et al. intersect the northeasterly boundary of said I-185; run
thence N 29 degrees 21 minutes 30 seconds E along said north boundary line of
the said Gates land a distance of 94.07 feet to a point; run thence N 47
degrees 50 minutes E a distance of 226.62 feet to a point; run thence N 78
degrees 14 minutes E a distance of 192.05 feet to a point on the west side of
Armour Road; run thence N 11 degrees 46 minutes E along the west side of Armour
Road a distance of 454.3 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed project.
3. No external trash dumpsters / compactors shall be located along the property
line bordered by the R-1A zoning district.
4. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
5. A 40-foot, undisturbed, natural vegetated buffer shall be required along the
northern property line.
6. A sidewalk shall be constructed along Armour Road on the eastern side of the
property, as specified by the City Engineer.
7. No more than 130 units shall be developed on the property subject to
rezoning, with less dense units to be placed adjacent to existing residences.
8. No more than three apartment buildings shall be placed adjacent to the
present R-1A zoning.
