An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located northeast of 1700 Fountain Court, from C-3 (General Commercial)

District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from C-3 (General

Commercial) District to A-O (Apartment-Office) District:



From an iron pin at the southeast corner of Lot 4, point of beginning, proceed

South 86 degrees 44 minutes 15 seconds West a distance of 165.74 feet to an

iron pin; thence running South 88 degrees 36 minutes 25 seconds West a distance

of 200 feet to a corner pin located at the southwest corner; thence running

North 03 degrees 47 minutes 03 seconds East a distance of 86.37 feet to an iron

pin; thence running North 17 degrees 11 minutes 18 seconds East along a radius

of 85.0 feet for a distance of 85.27 feet to an iron pin; thence running North

11 degrees 10 minutes 52 seconds West along a radius of 131.59 feet a distance

of 68.92 feet to an iron pin; thence running North 06 degrees 52 minutes 22

seconds West on a radius of 330.0 feet for a distance of 123.22 feet to an iron

pin at the northwest corner; thence running North 72 degrees 20 minutes 09

seconds East a distance of 244.80 feet to an iron pin at the northeast corner;

thence running South 17 degrees 56 minutes 44 seconds East to the point of

beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. No external trash dumpsters / compactors shall be located along the property

lines along the southern property line.

4. The use of the property shall be restricted to multi-family residential.

5. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
