An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at east of Garrett Road, adjacent to the Garrett Road-Midland Woods

Drive intersection, from A-1 (Agricultural) District to A-2 (Rural Residential)

District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-1 (Agricultural)

District to A-2 (Rural Residential) District:



All that tract or parcel of land lying in and being part of Land Lots 8, 25,

and 26, 18th District, Columbus, Muscogee County, Georgia and being more

particularly described a follows: Commence at an iron stake at the intersection

of the easterly line of Castleberry Drive and the southeasterly line of

Blackburn Drive; thence running southerly, along the easterly line of

Castleberry Drive 296.39 feet to an iron stake at the POINT OF BEGINNING;

thence running N 80 degrees 58 minutes 24 seconds E a distance of 320.71 feet

to an iron stake; thence running S 24 degrees 55 minutes 22 seconds E a

distance of 176.09 feet to an iron stake; thence running S 28 degrees 41

minutes 36 seconds E a distance of 251.92 feet to an iron stake; thence running

S 38 degrees 21 minutes 02 seconds E a distance of 205.97 feet to an iron

stake; thence S 49 degrees 31 minutes 31 seconds E a distance of 226.53 feet to

an iron stake: thence S 60 degrees 38 minutes 49 seconds E a distance of 161.10

feet to an iron stake; thence S 53 degrees 50 minutes 00 seconds W a distance

of 419.62 feet to an iron stake; thence S 66 degrees 55 minutes 59 seconds W, a

distance of 611.64 feet to an iron stake; thence S 44 degrees 56 minutes 07

seconds W a distance of 60.44 feet to an iron stake; thence S 51 degrees 02

minutes 23 seconds W a distance of 339.21 feet to an iron stake; thence N 35

degrees 33 minutes 39 seconds W a distance of 84.87 feet to an iron stake;

iron stake on the northeasterly line of Garrett Road; then northwesterly along

the northeasterly line of Garrett Road along the arc of a clockwise curve

(radius 1113.60 feet) an arc distance of 431.31 feet to an iron stake; then N

13 degrees 09 minutes 11 seconds W, along the northeasterly line of Garrett

Road a distance of 255.00 feet to an iron stake; then N 76 degrees 50 minutes

49 seconds E a distance of 363.06 feet to an iron stake; then N 00 degrees 44

minutes 17 seconds E a distance of 216.33 feet to an iron stake; thence N 12

degrees 09 minutes 36 seconds W a distance of 404.18 feet to an iron stake;

thence N 09 degrees 53 minutes 35 seconds E a distance of 100.00 feet to an

iron stake; then N 80 degrees 58 minutes 24 seconds E a distance of 451.95 feet

to an iron stake on the westerly line of Castleberry Drive; then N 80 degrees

58 minutes 24 seconds E across the present end of Castleberry Drive a distance

of 60.0 feet to an iron stake at the point of beginning.



The above-described property is being rezoned with the following conditions:



1. There shall be no more than 30 lots in the development subject to rezoning.

2. A 40-foot undisturbed, natural, vegetated buffer shall be required along the

property lines bordered by 8030, 8040, 8052, and 8062 Garrett Road; 8105 and

8100 Castleberry Drive; 8189, 8173, 8157, 8141, and 8135 Pleasant Ridge Drive;

and 9265, 9259, 9253, 9235, and 9219 Collinwood Drive.

3. No access shall be allowed to Castleberry Drive.

4. All lots proposed for development shall have minimum side setback

requirements of 10 feet on each side.
