An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located at 4042 Macon Road and the southwest portion of 4046 Macon Road, from

R-1A (Low Density Residential) Districts to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



BEGINNING at an iron pin on the southwest corner of Macon Road and Edgewood

Circle of the eastern intersection of Macon Road and Edgewood Circle, run

thence South 82 degrees 18 minutes 41 seconds West, a distance of 628.30 feet

to a Point of Beginning, thence South 82 degrees 18 minutes 41 seconds West a

distance of 100.0 feet to a point, thence South 07 degrees 31 minutes 20

seconds East a distance of 404.36 feet to a point, thence North 60 degrees 00

minutes 26 seconds East a distance of 32.32 feet to a point, thence South 32

degrees 17 minutes 35 seconds East a distance of 162.50 feet to a point, thence

North 50 degrees 32 minutes 08 seconds East a distance of 177.98 feet to a

point, thence North 44 degrees 16 minutes 59 seconds West a distance of 137.33

feet to a point, thence South 60 degrees 00 minutes 26 seconds West a distance

of 71.0 feet to a point, thence North 07 degrees 25 minutes 19 seconds West a

distance of 363.17 feet to the Point of Beginning.



The above-described property is being rezoned with the following conditions:



1. A deceleration lane shall be required as determined by the City Traffic

Engineer.

2. All lighting shall be directed internally with shields as determined by the

City Engineer.

3. If the southwest portion of 4046 Macon Road ceases to exist as a parking

lot, then it shall revert back to an R-1A zoning district.

4. No direct access shall be allowed onto Edgewood Circle from this development.

5. A 6 foot wooden fence shall be constructed to prohibit access onto Edgwood

Circle.

6. Trees shall be planted by the developer in all areas as specified by the

City Arborist.
