AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2812 and 2814 3rd Avenue, from R-4 (High Density Residential)
District to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-4 (High Density
Residential) District to C-3 (General Commercial) District:
Commencing at a point on the east side of 3rd Avenue, 97 feet 6 inches North on
the southwest corner of that certain lot or parcel conveyed by Anthony Cook by
deed recorded in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia in Deed Book ?LL?, Folio 165; and running thence North 32 feet
6 inches and squarely back from 3rd Avenue, 95 feet 6 inches. Fronting 32 feet
6 inches on the East side of 3rd Avenue; and running squarely back therefrom of
uniform width to a depth of 95 feet 6 inches.
And
BEGINNING at an iron stake on the East side of 3rd Avenue located 97 feet South
of the southeast corner of the intersection of 3rd Avenue and 29th Street and
from said beginning point running North 89 degrees 32 minutes East, 93.5 feet
to a stake; thence run South 04 degrees 51 minutes East, 27.9 feet to an iron
stake; thence run South 88 degrees 47 minutes West, 95.5 feet to an iron stake
located on the East line of 3rd Avenue; thence run North 01 degree 00 minutes
West along the East line of 3rd Avenue, 29 feet to the POINT OF BEGINNING. at
an iron stake on the northwest line of Veterans Parkway at the intersection of
the northwest line of Veterans Parkway and the north line of Land Lot 295 of
the 19th Land District of Muscogee County, and from said beginning point
running southwesterly along the northwestern line of Veterans Parkway 100 feet
to another iron stake; and thence running North 79 degrees 34 minutes West,
374.55 feet to another iron stake located on the north line of said Land Lot
295; thence running North 86 degrees 00 minutes east along the north line of
said Land Lot 295, 420 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Screening for trash dumpsters / compactors, air conditioners, refrigeration
units, and heat pumps shall be required for all development on the property.
3. Driveway access shall be determined by the City Traffic Engineer.
