An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located on part of 6003 Warm Springs Road from R-1 (Low Density Residential)

District to R-3A (Medium Density Residential) District.





THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:





That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to R-3A (Medium Density Residential) District:



Part of Land Lots 31 and 34, 9th District, Columbus, Muscogee County, Georgia,

being more particularly described as follows:

Commencing at a point formed by the intersection of the northeasterly

right-of-way line of Blackrnon Road with the northwesterly right-of-way line of

Warm Springs Road and run thence North 60 degrees 15 minutes 58 seconds East

along the northwesterly right-of-way line of Warm Springs Road a distance of

900.93 feet; thence run along the northwesterly right-of-way line of Warm

Springs Road along a curve to the right having a radius of 4,918.42 feet, an

arc distance of 66.88 feet to the point of beginning; thence run North 03

degrees 36 minutes 07 seconds West a distance of 430.00 feet; thence run South

80 degrees 59 minutes 33 seconds West a distance of 271.35 feet; thence run

The above-described property is being rezoned with the following conditions:



1. All development along the border of Stone Creek subdivision shall be single

family residential.

2. All single family lots shall meet the following minimum dimensions:

a. 5,000 square feet lot area

b. 50 feet lot widths

c. 5 feet side setbacks

d. 20 feet rear setbacks
