An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at the southeast corner of Buena Vista Road and Moye Road, from R-1A
(Low Density Residential) District to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to C-3 (General Commercial) District:
All that lot, tract, or parcel of land situate, lying, and being in Land Lot
53, 9th District, Columbus, Muscogee County, Georgia being more particularly
described as follows:
To find the point of beginning commence at the corner common to Land Lots 52,
53, 76, and 77 of the 9th District of Muscogee County, Georgia; thence running
North 03 degrees 25 minutes 00 seconds West a distance of 8.20 feet to an iron
pin; thence running South 85 degrees 19 minutes 00 seconds West a distance of
676.50 feet to an iron pin being the POINT OF BEGINNING; thence running South
85 degrees 03 minutes 54 seconds West a distance of 296.20 feet to an iron pin
located on the easterly margin of Moye Road (a 60 foot right-of-way); thence
running northerly and counter-clockwise along the curving easterly margin of
said right-of-way (radius 1162.58 feet; chord 481.74 feet; bearing North 10
degrees 50 minutes 47 seconds West) an arc distance of 485.25 feet to an iron
pin located on the easterly margin of said right-of-way; thence leaving said
right-of-way running North 85 degrees 19 minutes 00 seconds East a distance of
358.46 feet to \ an iron pin; thence running South 03 degrees 24 minutes 30
seconds East a distance of 477.86 feet to the POINT OF BEGINNING.

All those lots, tracts or parcels of land situate, lying and being in Land Lot
53 of the 9th District, Columbus, Muscogee County, Georgia and being more
particularly described as follows:
To find the True Point of Beginning of the property herein conveyed commence at
a concrete monument located at the northeastern terminus of the mitered
intersection formed by the easterly right of way line of Moye Road (60 foot
right-of-way) and the southern right of way line of Buena Vista Road. Run
thence North 72 degrees 11 minutes 30 seconds East along the southern right of
way line of Buena Vista Road for a distance of 411.41 feet to a concrete
monument; run thence along the curving southern right of way line of Buena
Vista Road (said curve having a radius of 1511.08 feet) along a curve to the
left for a distance of 262.08 feet to an iron pin; continue thence along the
curving southern right of way line of Buena Vista Road (said curve having a
radius of 1511.08 feet) along a curve to the left for a distance of 24.80 feet
to an iron pin; run thence South 19 degrees 36 minutes 30 seconds East for a
distance of 58.02 feet to an iron pin; run thence North 85 degrees 19 minutes
00 seconds East for a distance of 250.360 feet to an iron pin; run thence South
03 degrees 23 minutes 00 seconds East for a distance of 779.480 feet to an iron
pin; run thence North 85 degrees 19 minutes 00 seconds East for a distance of
306.520 feet to an iron pin; run thence South 03 degrees 24 minutes 30 seconds
East for a distance of 220.30 feet to an iron pin which marks the TRUE POINT OF
BEGINNING of the property herein conveyed. From said TRUE POINT OF BEGINNING
run thence South 03 degrees 25 minutes East for a distance of 257.56 feet to an
iron pin; run thence South 85 degrees 19 minutes 00 seconds West for a distance
of 676.500 feet to an iron pin; run thence North 03 degrees 24 minutes 30
seconds West for a distance of 257.56 feet to an iron pin; run thence North 85
degrees 19 minutes 00 seconds East for a distance of 676.48 feet to the iron
pin which marks the True Point of Beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. The permissible uses currently granted in Sec. 22-22, C-3 General Commercial
District, shall be further restricted to preclude the following:
Sections (B)(2) Animal care facilities
(B)(3)(i) Storage yards for damaged or confiscated automobiles,
excluding dismantling, repair or other activity
(B)(3)(j) Tire retreading and recapping
(B)(13)(a) Drinking establishments, such as bars, taverns, and
cocktail lounges
(B)(14)(f.1) Flea market
(B)(20)(c) Storage yards for vehicles, but not including their
parking for sale or lease
