An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4420 St. Francis Avenue from R-2 (Low Density Residential) District
to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-2 (Low Density
Residential) District to C-3 (General Commercial) District:
Beginning at an iron pin located at the southeast corner of St. Francis Avenue
and Manchester Expressway and running S 01 degrees 19 minutes 09 seconds W a
distance 2.95 feet to an iron pin; thence running S 04 degrees 01 minute 17
seconds W a distance of 53.66 feet to an iron pin which marks the point of
beginning; thence running S 80 degrees 06 minutes 00 seconds E a distance of
140.22 feet to an iron pin; thence running S 02 degrees 04 minutes 08 seconds E
a distance of 90 feet to an iron pin; thence running N 72 degrees 39 minutes 38
seconds W a distance of 162.94 feet to an iron pin; thence running N 12 degrees
11 minutes 24 seconds E a distance of 67.00 feet to an iron pin which marks the
point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Screening for trash dumpsters / compactors, air conditioners, refrigeration
units, and heat pumps shall be required for all development on the property.
3. Driveway access shall be determined by the City Traffic Engineer.
4. No trash dumpsters / compactors, vacuum cleaners, or car wash facilities
shall be located within thirty (30) feet of the property of 4414 St. Francis
Avenue.
5. Additional curb-cuts and parking space angles shall be approved by the City
Traffic Engineer.
