An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4809 Miller Road, from R-1 (Low Density Residential) District to M-1

(Light Manufacturing) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to M-1 (Light Manufacturing) District:



All that lot, tract or parcels of land situate, lying and being in the State of

Georgia, County of Muscogee and City of Columbus, and being PARTS OF LOTS

THIRTY-ONE (31) and THIRTY-TWO (32) of that certain Subdivision of land known

as EAST SIDE ACRES, according to a map or plat of said Subdivision which is

recorded in the Office of the Clerk of the Superior Court of Muscogee County,

Georgia, in Deed Book 128, Folio 29, and PART OF OLD MILLER (HOLLAND) ROAD R/W

and ADJACENT TRACT lying in LAND LOT 5 of the 8TH LAND DISTRICT of said County

and being more particularly described as follows:



BEGINNING at an iron stake on the northerly margin of Miller Road 172.3 feet

South 88 degrees 15 minutes East (measured along the northerly margin of Miller

Road) from an iron stake at the northeasterly corner of the intersection of

Hodges Drive and Miller Road and from said point of beginning running thence

North 00 degrees 45 minutes West, a distance of 229.95 feet to an iron stake on

the northerly margin of Lot 32 of said Subdivision; thence North 01 degree 47

minutes 30 seconds West, a distance of 101.64 feet to an iron stake on the

southerly margin of Lot 30 of said Subdivision; thence South 88 degrees 42

minutes East and along the southerly margin of Lot 30, a distance of 90.91 feet

to an iron stake; thence South 00 degrees 37 minutes East, a distance of 332.19

feet to an iron stake on the northerly margin of Miler Road; thence North 88

degrees 15 minutes West and along the northerly margin of Miller Road, a

distance of 88.30 feet to the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. No external trash dumpsters / compactors shall be permitted within 30 feet

of the property lines bordered by the R-1 zoning district.

3. Screening for all trash dumpsters / compactors, air conditioners,

refrigeration units, and heat pumps shall be required for all development on

the property.

4. Driveway access shall be determined by the City Traffic Engineer.

5. The property shall be restricted to construction contractor use only, but

this condition shall expire when the adjacent Lot 15 is no longer used for

residential purposes.

6. The developer shall use either Option 1 or Option 2 of Category D of Section

18A-75 of the Columbus Code (Buffer Categories and Options). Use of Option 3

of Category D shall not be permitted.
