An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the northern portion of 2423 Woodruff Farm Road, from C-2

(Neighborhood Shopping) District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from C-2 (Neighborhood

Shopping) District to A-O (Apartment-Office) District:



A parcel of land lying in Land Lot 23, Ninth Land District, Columbus, Muscogee

County, Georgia, and more particularly described as follows:



Beginning at an iron stake on the west right-of-way of Woodruff Farm Road

1,076.93 feet along said right-of-way from its intersection with the north

right-of-way of Forest Road; run thence leaving said right-of-way North 77

degrees 27 minutes 24 seconds West a distance of 220.53 feet to an iron stake;

run thence North 18 degrees 57 minutes 05 seconds East a distance of 346.94

feet to an iron stake; run thence South 83 degrees 05 minutes 03 seconds East a

distance of 268.56 feet to an iron stake on the west right-of-way of Woodruff

Farm Road; run thence along said right-of-way southwesterly along a curve

concave to the southeast having a radius of 1,183.79 feet an arc distance of

382.48 feet to an iron stake at the point of beginning to the above described

parcel of land.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflectors.

2. No external trash dumpsters / compactors shall be located along the property

lines bordered by the R-2 zoning district.

3. A deceleration lane shall be required as determined by the City Traffic

Engineer.

4. A 30 foot undisturbed natural buffer shall be maintained along the north

and west property lines.
