An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located on part of 8501 Fortson Road, from A-1 (Agricultural) District to C-3
(General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from A-1 (Agricultural)
District to C-3 (General Commercial) District:
Part of Land Lot 271, 19th. District, Columbus, Muscogee County, Georgia, and
being more particularly described as follows:
Beginning at an iron pin at the intersection of the north line of Land Lot 271,
19th District with the west right-of-way line of Fortson Road and run thence
south 18 degrees 05 minutes 30 seconds east along the west right-of-way line of
Fortson Road a distance of 31.67 feet to an iron pin; thence continue along the
west right-of-way line of Fortson Road along a radius to the right of 2,834.93
feet an arc distance of 151.67 feet to an iron pin; thence run south 87 degrees
41 minutes 30 seconds west a distance of 267.39 feet to an iron pin; thence run
north 02 degrees 18 minutes 47 seconds west a distance of 177.53 feet to an
iron pin on the north line of Land Lot 271, 19th District; thence run north 87
degrees 41 minutes 13 seconds east along the north line of Land Lot 271, 19th
District, a distance of 221.44 feet to an iron pin at the point of beginning.
And
Commencing at an iron pin at the intersection of the north line of Land Lot
271, 19th. District with the west right-of-way line of Fortson Road and run
thence south 18 degrees 05 minutes 30 seconds east along the west right-of-way
line of Fortson Road a distance of 31.67 feet to an iron pin; thence continue
along the west right-of-way line of Fortson Road along a radius to the right of
2,834.93 feet an arc distance of213.03 feet to an iron pin at the point of
beginning; from said point of beginning continue along the west right- of-way
line of Fortson Road along a radius to the right of 2,834.93 feet an arc
distance of 183.41 feet to an iron pin; thence run south 88 degrees 09 minutes
05 seconds west a distance of 256.69 feet to an iron pin; thence run north 02
degrees 18 minutes 41 seconds west a distance of 178.76 feet to an iron pin;
thence run north 87 degrees 41 minutes 30 seconds east a distance of 226.04
feet to an iron pin at the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Screening for all trash dumpsters / compactors, air conditioners,
refrigeration units, and heat pumps shall be required for all development on
the property.
3. Driveway access shall be determined by the City Traffic Engineer.
4. A deceleration lane and / or a left turn lane shall be required as
determined by the City Traffic Engineer.
5. No direct access shall be permitted to Fortson Road.
