An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located on the 3614 Norris Road, from R-1A (Low Density Residential) District
to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to A-O (Apartment-Office) District:
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, and being known as part of Lot numbered FOUR (4) of
the Dull Subdivision of the Norris Farm. The property hereby conveyed is shown
on a map or plat prepared by Lon E. Williamson, Civil Engineer, dated June 7,
1966, and recorded in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia, in Plat Book 38, Page 44 to which reference is made for the
particular location and dimensions of said lot.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. No external trash dumpsters / compactors shall be permitted along the
property line bordered by the R-2 and R-1A zoning districts.
3. Screening for air conditioners, refrigeration units, heat pumps, and
dumpsters / compactors shall be required for all development on the property.
4. This property shall be used as an assembly hall only.
5. No alcoholic beverages, gambling, dancing, or loud music shall be permitted
on the property.
6. If this property is not used as an assembly hall, then it shall be rezoned
to R-1A by the Planning Division.
