An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located on the southeast corner of Williams Road and Whitesville Road, from A-1
(Agricultural) District to C-3 (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from A-1 (Agricultural)
District to C-3 (General Commercial) District:
All that tract or parcel of land situate, lying and being in the City of
Columbus, Muscogee County, Georgia, and being part of Land Lot 273 of the 19th
Land District and being shown as Parcel "D" on a map or plat recorded in Plat
Book 34, page 7, in the Office of the Clerk of the Superior Court of Muscogee
County, Georgia, said tract or parcel being more particularly described as
follows:
Beginning at a point marked by an iron pin on the easterly margin of
Whitesville Road, which point is 102.58 feet southerly as measured along the
said easterly margin of Whitesville Road from the iron pin placed at the
intersection formed by the said easterly margin of Whitesville Road and the
southerly margin of Williams Road; running thence North 78 degrees 53 minutes
East, a distance of 322.8 feet to a point marked by an iron pin on the curving
southerly margin of Williams Road; running thence in a southeasterly direction
along the arc of a curve to the right, said curve having a radius of 866.67
feet, a distance of 213.01 feet to a point marked by an iron pin on the said
curving southerly margin of Williams Road; running thence South 37 degrees 11
minutes West, a distance of 203.40 feet to a point marked by an iron pin;
running thence North 84 degrees 50 minutes West a distance of 402.09 feet to a
point marked by an iron pin on the said easterly margin of Whitesville road;
running thence North 05 degrees 10 minutes East along the said easterly margin
of Whitesville Road, a distance of 155.02 feet to the iron pin which marks the
point of beginning.
And
All that tract or parcel of land lying and being in Columbus, Muscogee County,
Georgia, being part of Land Lot 273 of the 19th District of said County, and
being known and designated as PART OF PARCEL A and ALL OF PARCEL B, survey for
Mr. Richard Chaplin, as said parcels are shown upon a plat recorded in Plat
Book 27, Folio 116, in the Office of the Clerk of the Superior Court of
Muscogee County, Georgia, the tract and parcel hereby conveyed being show upon
a plat recorded in Plat Book 42, Folio 1, said Clerk's Office, and located
within the following metes and bounds:
Beginning at an iron pin located on the easterly line of Whitesville Road at a
point of 853. 75 feet northerly, as measured along the easterly line of
Whitesville Road, from the intersection of said easterly line of Whitesville
Road with the common line dividing said Land Lot 273 from Land Lot 291 of said
19th District, and from said point of beginning running thence North 05 degrees
10 minutes East, along the easterly line of Whitesville Road, a distance of 440
feet to an iron pin; running thence South 84 degrees 50 minutes East a distance
of 402.09 feet to an iron pin; running thence South 05 degrees 10 minutes West
a distance of 440 feet to an iron pin; and running thence North 84 degrees 50
minutes West a distance of 402.09 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Screening for trash dumpsters / compactors, air conditioners, refrigeration
units, and heat pumps shall be required for all development on the property.
