An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located 290 feet west of North Lumpkin Road, north of Airview Drive, from C-3
(General Commercial) District to R-4 (High Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from C-3 (General
Commercial) District to R-4 (High Density Residential) District:
All that tract or parcel of land situate, lying and being in Columbus, Muscogee
County, Georgia, being Part of Land Lot 83, Coweta Reserve, and being more
particularly described as follows:
COMMENCING at an iron pin at the intersection of the north right-of-way line of
Airview Drive with the west right-of-way line of North Lumpkin Road and run
thence North 00 degrees 59 minutes 53 seconds East along the west right-of-way
line of North Lumpkin Road a distance of 400.0 feet to an iron pin; thence
continue along the west right-of-way line of North Lumpkin Road along a curve
to the left having a radius of 3187.57 feet an arc distance of 428.58 feet to
an iron pin; thence run south 82 degrees 23 minutes 30 seconds West a distance
of 290.27 feet to the point of beginning; from said point of beginning run
thence South 82 degrees 23 minutes 30 seconds West a distance of 209.78 feet to
an iron pin; thence run North 09 degrees 09 minutes 29 seconds East a distance
of 210.45 feet to an iron pin; thence run South 44 degrees 06 minutes 08
seconds East a distance of 250.66 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Access to the property shall be restricted to one ingress / egress.
