An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located on portions of 6001 and 6015 Warm Springs Road, from A-1 (Agricultural)

District and PUD (Planned Unit Development) District to A-O (Apartment-Office)

District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-1 (Agricultural)

District and PUD (Planned Unit Development) to A-O (Apartment-Office) District:



All those lots, tracts or parcels of land situate, lying and being in Land Lots

30 and 31 of the 9th District of Columbus, Muscogee County, Georgia, and being

more particularly described as follows:



To find the TRUE POINT OF BEGINNING of the property herein conveyed commence at

an iron pin located at the point of intersection formed by the northeasterly

right of way line of Blackmon Road (60 foot right of way) and the northwesterly

line of Warm Springs Road (50 foot right of way); run thence North 66 degrees

24 minutes 12 seconds West the northeasterly right of way line of Blackmon Road

for a distance of 517.94 feet to an iron pin which iron pin marks the true

point of beginning herein described. From said true point of beginning,

continue thence North 66 degrees 24 minutes 12 seconds West along the

northeasterly right of way line of Blackmon Road for a distance of 476.59 feet

to an iron pin; run thence in a northwesterly and clockwise direction along the

curving northeasterly right of way line of Blackmon Road (said curve having a

radius of 1402.47 feet) for an arc distance of 103.11 feet to an iron pin;

thence leave the right of way line of Blackmon Road and run thence North 35

degrees 50 minutes 47 seconds West for a distance of 1534.01 feet to an iron

pin; run thence North 80 degrees 56 minutes 35 seconds East for a distance of

601.87 feet to an iron pin; run thence South 03 degrees 15 minutes 01 seconds

East for a distance of 1060.30 feet to an iron pin; run thence South 59 degrees

54 minutes 27 seconds West for a distance of 721.76 feet to an iron pin; run

thence North 66 degrees 24 minutes 12 seconds West for a distance of 304.05

feet to an iron pin; run thence South 23 degrees 35 minutes 48 seconds West for

a distance of 300.00 feet to the iron pin which marks the TRUE POINT OF

BEGINNING.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflectors.

2. No access shall be allowed onto Warm Springs Road.

3. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed apartments.

4. A right turn lane or a deceleration lane shall be required as determined by

the City Traffic Engineer.
