An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 8544 Whitesville Road; 1990 Hubbard Road; and property between 1990
Hubbard Road and GDOT property along I-185, from A-1 (Agricultural) District to
R-1 (Low Density Residential), R-1A (Low Density Residential), and A-1
(Agricultural) Districts.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from A-1 (Agricultural)
District to R-1 (Low Density Residential), R-1A (Low Density Residential), and
A-1 (Agricultural) Districts:
All that tract or parcel of land lying in and being part of Land Lots 260 and
261, 19th District, Columbus, Muscogee County, Georgia and being more
particularly described as follows: BEGIN at the Southwest corner of Land Lot
261, being the common corner of Land Lots 260, 261, 272 and 273, 19th District;
thence North 02 degrees 53 minutes 53 seconds West, along the westerly line of
Land Lot 261, 1265.0 feet to a point; thence North 86 degrees 27 minutes 23
seconds West, 1877.53 feet to a concrete monument on the northeasterly line of
Whitesville Road; thence North 31 degrees 51 minutes 35 seconds West, along
the northeasterly line of Whitesville Road, 420.0 feet to a point in the
center of Heiferhorn Creek; thence leaving Whitesville Road and following the
center of Heiferhorn Creek, northeasterly and northerly, 1155 feet, more or
less, to a point on the northerly line of Land Lot 260; thence North 87
degrees 01 minutes 45 seconds East, along the northerly line of Land Lot 260,
1432.75 feet to an iron stake; thence North 87 degrees 19 minutes 19 seconds

86 degrees 23 minutes 27 seconds West, 1322.84 feet to an iron stake on the
easterly line of Whitesville Road; thence North 19 degrees 47 minutes 47
seconds West, along the easterly line of Whitesville Road, 773.75 feet to an
iron stake; thence northwesterly along the arc of a counterclockwise curve
along the easterly line of Whitesville Road (said arc having a radius of
3879.80 feet), an arc distance of 817.75 feet to a concrete monument ; thence
leaving Whitesville Road, South 86 degrees 27 minutes 23 seconds East,

curve having a radius of 4,643.75 ft. and arc distance of 317.05 ft. to a
concrete monument; thence run N 55 degrees 18 minutes 21 seconds E a distance
of 30.05 ft. to a concrete monument; thence run in a southeasterly direction
along a curve having a radius of 4,673.75 ft. and arc distance of 227.35 ft. to
an iron pin; thence run S 31 degrees 51 minutes 31 seconds E a distance of
202.05 ft. to a concrete monument; thence run S 58 degrees 08 minutes 29
seconds W a distance of 30.0 ft. to a concrete monument; thence run S 31
degrees 51 minutes 35 seconds E a distance of 30.0 ft. to a point located in
the centerline of Heiferhorn Creek; thence running in a northerly direction
along the centerline of Heiferhorn Creek a distance of approximately 1,010 ft.
to a point, said point being the point of beginning.
The above-described property is being rezoned with the following conditions:
1. Only one curb-cut shall be permitted to Whitesville Road from the
properties zoned R-1 and R-1A zoning districts.
2. A 50-foot undisturbed, natural buffer shall be required along Whitesville
Road with the exception of the A-1 zoned area.
3. A maximum of 157 lots shall be permitted in the development.
