An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3523, 3529, and 3533 Trinity Drive; and 2114 Box Road, from R-1A

(Low Density Residential) District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



All that tract or parcel of land containing 59,459.43 S.F. or 1.365 acres,

lying and being in Land Lot 30, 8th District and Land Lot 114, Coweta Reserve,

Columbus ? Muscogee County, Georgia, and being more particularly described as

follows:

To find the TRUE POINT OF BEGINNING, commence at the point of intersection

between the extended southerly right-of-way line of Macon Road, a.k.a. State

Route 22 Spur, having a variable width right-of-way, and the extended easterly

right-of-way line of Box Road, having a variable width right-of-way, if the

mitered right-of-way lines were extended, running thence in a northeasterly

direction North 49?44'37" East for a distance of 15.07 feet to a concrete

monument found on the southerly right-of-way of said Macon Road at the end of

the miter, running thence along the southerly right-of-way of said Macon Road

in a northeasterly direction North 49?44'37" East for a distance of 109.28 feet

to a point, thence continue along the southerly right-of-way line of said Macon

Road in a northeasterly direction North 50?01'06" East for a distance of 106.88

feet to a point, thence continue along the southerly right-of-way line of said

Macon Road in a northeasterly direction North 50?01'06" East for a distance of

117.71 feet to a point, thence continue along the southerly right-of-way line

of said Macon Road in a northeasterly direction North 49?50'59" East for a

distance of 74.95 feet to a point, thence leaving the southerly right-of-way

line of said Macon Road South 40?06'15" East for a distance of 122.36 feet to a

point, thence North 49?34'10" East for a distance of 12.91 feet to a point,

thence South 40?09'25" East for a distance of 60.68 feet to a point, thence

South 42?19'45" East for a distance of 48.78 feet to a point, said point being

the TRUE POINT OF BEGINNING.



Thence South 48?48'13" West for a distance of 2.19 feet to a point; thence

East for a distance of 150.00 feet to a point, on the northerly right-of-way

line of Trinity Drive, having a 60 foot right-of-way; thence along the

northerly right-of-way line of said Trinity Drive in a westerly direction South

the northerly right-of-way line of said Trinity Drive in a southwesterly

direction and following the curvature thereof an arc distance of 82.60 feet,

lying and being in Land Lot 114, Coweta Reserve, Columbus - Muscogee County,

Georgia, and being more particularly described as follows:

To find the TRUE POINT OF BEGINNING, commence at the point of intersection

between the extended southerly right-of-way line of Macon Road, a.k.a. State

Route 22 Spur, having a variable width right-of-way, and the extended easterly

right-of-way line of Box Road, having a variable width right-of-way, if the

mitered right-of-way lines were extended, running thence in a southeasterly

direction South 34?00'45" East for a distance of 23.91 feet to a concrete

monument found on the easterly right-of-way of said Box Road at the end of the

miter, running thence along the easterly right-of-way of said Box Road in a

southeasterly direction South 34?00'45" East for a distance of 218.75 feet to a

point, thence continue along the easterly right-of-way of said Box Road in a

southeasterly direction South 46?30'38" East for a distance of 33.31 feet to a

point, said point being the TRUE POINT OF BEGINNING.

Thence leaving the easterly right-of-way line of said Box Road North 44?32'03"

East for a distance of 94.13 feet to a point; thence South 48?04'01" East for a

distance of 107.52 feet to a point; thence South 46?58'44" West for a distance

of 126.65 feet to a point, on the easterly right-of-way line of said Box Road;

thence along the easterly right-of-way line of said Box Road in a northwesterly

direction and following the curvature thereof an arc distance of 106.34 feet,

said arc having a radius of 270.26 feet and is subtended by a chord of North 30?

21 '43" West for a distance of 105.66 feet to a point, said point being the

TRUE POINT OF BEGINNING.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflectors.

2. Only two driveway cuts shall be allowed onto Trinity Drive.

3. The properties shall be used for office use only.
