An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5012 and 5028 Warm Springs Road, from R-1 (Low Density Residential)

District to C-2 (Neighborhood Shopping) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to C-2 (Neighborhood Shopping) District:



All those lots, tracts or parcels of land situate, lying and being in the State

of Georgia, County of Muscogee, and City of Columbus, and being known and

designated as Tract One and Tract Two, as said lots are shown on that certain

map or plat entitled ?Survey for Located in Land Lots 4 & 5, 8th District,

Muscogee County, Georgia?, prepared by White & Cook, Inc., under date of

February 6, 1984, and recorded in Plat Book 87, Folio 27, of the records in the

office of the Clerk of the Superior Court, Muscogee County, Georgia, to which

plat reference is made for a more complete and accurate description of the

property herein conveyed.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. No external trash dumpsters / compactors shall be located along the property

lines bordered by the R-1 and R-3A zoning districts.

3. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

4. Deceleration lanes shall be required as determined by the City Traffic

Engineer.
