An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located at northeast corner of Manchester Expressway and I-185, from M-1 (Light

Manufacturing) Districts to C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from M-1 (Light

Manufacturing) District to C-3 (General Commercial) District:



ALL THAT TRACT OR PARCEL OF LAND lying and being in Land Lots 33, 34, 47, and

48, 8th District, Columbus, Muscogee County, Georgia, and being more

particularly described as follows:



BEGIN at a concrete monument located at the intersection of the easterly margin

of Interstate 185, On-Ramp G-6 (I-185, G-6) and the northerly margin of

Manchester Expressway; thence North 18 degrees 01 minute 45 seconds West along

the easterly margin of I-185, G-6, 101.20 feet to a concrete monument; thence

North 14 degrees 40 minutes 25 seconds West along the easterly margin of I-185,

G-6, 204.61 feet to an iron stake at the southernmost corner of the property of

Columbus Metropolitan Airport; thence North 50 degrees 00 minutes 15 seconds

East, along the southeasterly property line of Columbus Metropolitan Airport,

806.60 feet to an iron stake at the northwesterly corner of the property of

Peachtree Mall Shopping Center; thence South 00 degrees 56 minutes 38 seconds

West, along the westerly property line of the Peachtree Mall Shopping Center

and the westerly line of Parcel 1, Survey of Land Lots 33, 34, & 48, 8th

District, 844.99 feet to an iron stake on the northerly margin of Manchester

Expressway; thence South 89 degrees 55 minutes 52 seconds West, along the

northerly margin of Manchester Expressway, 77.93 feet to an iron stake; thence

North 85 degrees 49 minutes 09 seconds West, along the northerly margin of

Manchester Expressway, 444.11 feet to a concrete monument at the point of

beginning; containing 7.681 acres (334, 585 square feet), and being more

particularly described on that certain survey dated march 25, 1998, prepared

for Kinnett Dairies, Inc., by Moon, Meeks, Mason & Vinson, Inc., certified by

A.B. Moon, Jr. Georgia R.L.S. No. 782.



The above-described property is being rezoned with the following condition:



1. The size of the building proposed for this site shall be restricted to a

maximum

of 70,000 square feet.
