An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4112 St. Francis Avenue, from R-2 (Low Density Residential) District
to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-2 (Low Density
Residential) District to A-O (Apartment-Office) District:
All that tract or parcel of land, lying and being in Land Lot 53 of the 8th
District of Muscogee County, Georgia, being known and distinguished as all of
Lot 13, Block A, Rosemont Heights Subdivision, as said lot is shown on a map or
plat of said Subdivision recorded in Plat Book 8, Page 88, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia, and being more
particularly described as follows:
BEGINNING at an iron pin located in the southerly line of St. Francis Avenue,
said iron pin being located 103.5 feet easterly as measured along the southerly
line of St. Francis Avenue from an iron pin located at the southeast corner
formed by the intersection of Woodruff Road and St. Francis Avenue, and from
said point of beginning running thence northeasterly along the southerly line
of St. Francis Avenue 75.0 feet to an iron pin located at the point where the
line dividing Lots 13 and 14, Block A, of said Subdivision, intersects the
southerly line of St. Francis Avenue; thence South 26 degrees 00 minutes East
along the line dividing Lots 13 and 14, Block A, of said Subdivision, 117.7
feet to an iron pin; thence South 11 degrees 40 minutes West along the line
dividing Lots 13 and 15, Block A, of said Subdivision, 65.05 feet to an iron
pin; thence South 87 degrees 50 minutes West along the line dividing Lots 11
and 13, Block A, of said Subdivision, 57 feet to an iron pin; thence North 19
degrees 30 minutes West along the line dividing Lots 13 and 12, Block A, of
said Subdivision, 147.9 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. Only one commercial driveway shall be permitted.
