An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located on the east side of Schomburg Road, approximately 2,100 feet south of

J.R. Allen Parkway, from R-2 (Low Density Residential) District to R-4 (High

Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-2 (Low Density

Residential) District to R-4 (High Density Residential) District:



All that tract or parcel of land situate, lying and being in Part of Land Lot

3, 9th District, Muscogee County, Georgia, and being more particularly

described as follows:



COMMENCING at the common meeting point where Land Lots 2, 3, 30 and 31 meet,

and from said common point, running thence along the common dividing line of

Land Lots 2 and 3, South 89 degrees 59 minutes 55 seconds West, a distance of

1285.0 feet to an iron pin which marks the POINT OF BEGINNING. And from said

POINT OF BEGINNING, running thence South 12 degrees 54 minutes 30 seconds East,

a distance of 340.87 feet to an iron pin; thence running South 41 degrees 14

minutes 10 seconds East, a distance of 221.12 feet to an iron pin; thence

running South 00 degrees 34 minutes 00 seconds West, a distance of 720.21 feet

to an iron pin; thence running South 33 degrees 11 minutes 00 seconds West, a

distance of 514.89 feet to an iron pin; thence running North 31 degrees 49

minutes 11 seconds West, a distance of 1636.48 feet to an iron pin located on

the easterly side of Schomburg Road; thence running North 08 degrees 20 minutes

53 seconds East, a distance of 219.09 feet to an iron pin; thence running North

78 degrees 22 minutes 12 seconds east, a distance of 199.06 feet to an iron

pin; thence running North 89 degrees 49 minutes 21 seconds East, a distance of

702.98 feet to an iron pin which marks the POINT OF BEGINNING. Said property

designated as Parcel 1 and containing 26.415 acres.



And



All that tract or parcel of land situate, lying and being in Part of Land Lot

3, 9th District, Muscogee County, Georgia and being more particularly described

as follows:



COMMENCING at the common meeting point where Land Lots 2, 3, 30 and 31 meet,

and from said common point, running thence along the common dividing line of

Land Lots 2 and 3, South 89 degrees 59 minutes 55 seconds West, a distance of

1988.73 feet to an iron pin; thence running South 77 degrees 56 minutes 35

seconds West, a distance of 199.06 feet to an iron pin; thence running along

the easterly side of Schomburg Road South 08 degrees 20 minutes 53 seconds

West, a distance of 448.66 feet to an iron pin on the easterly side of

Schomburg Road which marks the POINT OF BEGINNING; and from said POINT OF

BEGINNING, running South 31 degrees 49 minutes 11 seconds East, a distance of

306.48 feet to an iron pin; thence running South 74 degrees 54 minutes 12

seconds West a distance of 215.48 feet to an iron pin; thence running North 08

degrees 20 minutes 53 seconds East, a distance of 319.93 feet along the

easterly side of Schomburg Road to the iron pin which marks the POINT OF

BEGINNING. Said parcel designated as Parcel 2 and containing 0.726 acres.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally.

2. Any compactor / dumpster shall be visually obstructed by a

structure that is aesthetically similar to the proposed apartments.

3. The only ingress / egress allowed shall be the 0.726 acre parcel

with 319.93 feet of frontage along Schomburg Road.
