An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1059 McBride Drive from R-1 (Low Density Residential) District to

C-2 (Neighborhood Shopping) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to C-2 (Neighborhood Shopping) District:



All that lot, tract or parcel of land situate, lying and being in the State of

Georgia, County of Muscogee, and City of Columbus, and being known and

designated as ALL OF LOT LETTERED ?A?, of that certain subdivision known as

LOTS ?A? and ?B?, SUBDIVISION OF PART OF LOT 25, L.E. GINN SUBDIVISION, as said

lot appears upon a map or plat of said subdivision recorded in Plat Book 127,

Folio 38, in the Office of the Clerk of the Superior Court of Muscogee County,

Georgia, to which map or plat reference is hereby made.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.

4. If the property is not used as a beauty salon, then the Planning Division

shall rezone the property to an R-1 Zoning Classification or its corresponding

classification in the Unified Development Ordinance (SFR1).
