An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located at 3804 Gentian Boulevard, from R-1A (Low Density Residential)

Districts to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



All that lot, tract or parcel of land situate, lying and being in the State of

Georgia, County of Muscogee, and City of Columbus, and in Land Lot Numbered 27

of the 8th Land District, of said County, having situated thereon house number

3804 Gentian Boulevard and being more particularly described on a map or plat

recorded in plat book 77, page 86, in the Office of the Clerk of the Superior

Court of Muscogee County, Georgia, to which reference is hereby made for a more

complete and accurate description of said property.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally.

2. No access shall be permitted onto Prim Drive.

3. Any external trash dumpsters / compactors shall be placed in the rear

parking lot.

4. A 30-foot undisturbed, natural buffer shall be required along all property

lines adjacent to residential property.

5. If the natural buffer falls below an average of 4 feet in height at the

southwestern and southeastern property lines, a 6-foot wood fence shall be

required along the southwestern and southeastern property lines.
