An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 3907 Willis Road, from an R-1 (Low Density Residential) District to

R-3A (Medium Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to R-3A (Medium Density Residential) District:



BEGINNING on the southwestern line of the Willis Road at an iron stake, located

595.5 feet South 14 degrees 31 minutes East from the intersection formed by the

southeastern line of the Warm Springs Road with the southwestern line of the

Willis Road and from said beginning point thence running South 14 degrees 31

minutes East along the southwestern line of said Willis Road 108.5 feet to

another iron stake; thence running South 80 degrees 15 minutes West 315.2 feet

to another iron stake located on the western line of said Lot 2; thence running

North 2 degrees 42 minutes West, along the western line of said Lot 2, 79.2

feet to another iron stake; thence running North 74 degrees 34 minutes East 298

feet to the beginning point.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. No external trash dumpsters / compactors shall be located along the property

lines bordered by the R-1A zoning district.

3. All external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

4. The number of units allowed on the property shall be limited to four (4).
