An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the northwest portion of 2485 Elm Drive, from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



To find the true point of beginning, commence at a concrete monument found,

located at the southwesterly end of a miter forming the northeast intersection

of the right-of-way of S.R. 22 / Macon Road, said right-of-way being a variable

width and the right-of-way of Martha?s Loop, said right-of-way being fifty

feet; thence along the north right-of-way of Martha?s Loop, South 49 degrees 17

minutes 00 seconds East for a distance of 261.77 feet to a ?? crimped top pipe

found and the true point of beginning; from said true point of beginning thus

established, thence leaving said right-of-way, North 30 degrees 40 minutes 09

seconds East for a distance of 318.64 feet to a ?? crimped top pipe found on

the right-of-way of Elm Drive, said right-of-way being fifty feet; thence along

said right-of-way along a curve to the left having a radius of 282.63 feet and

an arc length of 18.55 feet, being subtended by a chord of South 70 degrees 45

minutes 55 seconds East a distance of 18.55 feet to a ?? rebar set; thence

leaving said right-of-way, South 30 degrees 35 minutes 00 seconds West for a

distance of 207.15 feet to a ?? rebar set; thence South 67 degrees 21 minutes

42 seconds West for a distance of 126.15 feet to a ?? rebar set; thence South

22 degrees 28 minutes 51 seconds West for a distance of 36.43 feet to a ??

rebar set; thence North 76 degrees 41 minutes 26 seconds West for a distance of

5.49 feet to a ?? rebar set; thence North 34 degrees 21 minutes 31 seconds West

for a distance of 17.01 feet to a ?? rebar set; thence North 63 degrees 47

minutes 02 seconds West for a distance of 114.18 feet to a ?? rebar set; thence

South 40 degrees 01 minutes 48 seconds West for a distance of 94.90 feet to a

?? crimped top pipe found and the true point of beginning.



The above-described property is being rezoned with the following conditions:



1. The property proposed for rezoning shall be replatted as part of 2472

Martha?s Loop.

2. The remaining property at 2485 Elm Drive shall be deed restricted to

prohibit subdivision of the remaining lot.

3. The conditions set forth in Ordinance No. 02-10 shall also apply to the

property being rezoned.
