An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1611 and 1613 43rd Street, from A-O (Apartment-Office) District to

C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-O

(Apartment-Office) District to C-3 (General Commercial) District:



Beginning at the southeast corner of 43rd Street and Sherwood Avenue and

running west a distance of 52.35 feet to the point of beginning; thence running

South 87 degrees 04 minutes West along 43rd Street a distance of 175 feet to an

iron stake; thence North 02 degrees 09 minutes West a distance of 130 feet to

the north line of 1611 43rd Street; thence running North 87 degrees 04 minutes

East a distance of 175 feet to an iron stake; thence running South 02 degrees

09 minutes East a distance of 130 feet to the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.
