An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 8351 Fortson Road, from A-1 (Agricultural) District to C-3 (General

Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-1 (Agricultural)

District to C-3 (General Commercial) District:



All that lot, tract or parcel of land situate, lying and being in the State of

Georgia, County of Muscogee and City of Columbus, and being SURVEY FOR TERRY

LANGFITT of that certain Subdivision of land known as PART OF LAND LOT 271,

19TH DISTRICT, according to a map or plat of said Subdivision, prepared by

Moon, Meeks, Mason, & Vinson, dated December 6, 2000, and recorded in Plat Book

142, Folio 95, in the Office of the Clerk of the Superior Court of Muscogee

County, Georgia, to which plat reference is made for a more complete and

accurate description of the property herein conveyed.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for all trash dumpsters / compactors, air conditioners,

refrigeration units, and heat pumps shall be required for all development on

the property.

3. Driveway access shall be determined by the City Traffic Engineer.

4. A deceleration lane shall be required as determined by the City Traffic

Engineer.
