An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located at 3201 1st Avenue from A-O (Apartment-Office) District to MROD (Mill

Restoration Overlay District) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of

the Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-O

(Apartment-Office) District to MROD (Mill Restoration Overlay District)

District:



ALL THAT TRACT or parcel of land lying and being in Land Lot 89 of the 8th

District of Muscogee County, Georgia containing 24.11 acres, same being more

particularly described as follows:



TO FIND THE TRUE POINT OF BEGINNING, begin at a pinched iron pipe which marks

the intersection of the southerly right-of-way line of 32nd Street (eighty

foot (80) right-of-way

with the easterly right-of-way line of 1st Avenue (a varying right-of-way being

72.5 feet at this point); thence leaving the easterly

right-of-way line of said 1st Avenue and traveling South 07

degrees 38 minutes West a distance of 343.75 feet to an iron pipe on the

westerly right-of-way line of said 1st Avenue, which iron

pipe is the TRUE POINT OF BEGINNING; from TRUE POINT OF BEGINNING as thus

established traveling along the westerly right-of- way line

of said 1st Avenue South 01 degree 57 minutes 51 seconds East

a distance of 116.99 feet to a pinched iron pipe found

on said right-of-way line; thence leaving said right-of-way line

and traveling South 88 degrees 04 minutes 46 seconds

West a distance of 99.84 feet to a concrete monument;

thence traveling South 01 degrees 53 minutes 13 seconds East a distance of

374.10 feet to a concrete monument; thence traveling South 73

degrees 47 minutes 06 seconds West

a distance of 159.68 feet to a concrete monument on the northeasterly

right-of-way of Bradley Circle (a varying right-of-way) (said concrete

monument being hereinafter referred to as Point A); thence traveling along the

northeasterly, northerly, northwesterly, and westerly right-of-way line of said

Bradley Circle following the curvature thereof in a northeasterly, northerly,

northwesterly, and westerly direction along a curve to the left an arc distance

of 529.8 feet, more or less, to a concrete monument on said right-of-way line

(said concrete monument being hereinafter referred to as Point B) (the traverse

line from Point A to Point B being subtended by the following courses and

distances:



North 53 degrees 26 minutes 43 seconds West a distance of 121.47 feet

to a concrete monument on said right-of-way line; South 87 degrees 10

minutes 08 seconds West a distance of 135.70 feet to a concrete monument

found on said right-of-way line being 80.00 feet at this point; thence

continuing along said right-of-way line South 01 degree 59 minutes 32 seconds

East a distance of 849.10 feet to a mark on curb on said right-of-way line;

thence continuing along said right-of-way south 36 degrees 07 minutes 23

seconds East a distance of 26.82 feet to an iron pipe on said right-of-way

line, which iron pipe is the TRUE POINT OF BEGINNING.

right-of-way line of the westerly right-of-way of Bradley Circle ( a varying

right-of-way) with the southerly right-of-way line of 29th Street (twenty-six

foot (26') right-of-way, undeveloped); thence traveling along the westerly

right-of-way line of said Bradley Circle South 01 degree 35 minutes 01 second

East a distance of 40.75 feet to a concrete monument on said right-of-way line

(said concrete monument being hereinafter referred to as Point A); thence

continuing along the westerly right-of-way line of said Bradley Circle

following the curvature thereof in a southerly and southeasterly direction

along a curve to the left an arc distance of 262.67 feet, more or less, to a

concrete monument on said right-of-way line (said concrete monument being

hereinafter referred to as Point B); (the traverse line from Point A to Point B

being subtended by the following courses and distances:
