An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1210 13th Street, from C-2 (Neighborhood Shopping) District to C-3

(General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from C-2 (Neighborhood

Shopping) District to C-3 (General Commercial) District:



All that tract or parcel of land situate, lying and being in the City of

Columbus, County of Muscogee, and State of Georgia, situate, lying and being at

the southwest corner of the intersection of Thirteenth Street and Thirteenth

Avenue, and being more particularly described as follows:



BEGINNING at a point, which point is the southwest corner of the intersection

of Thirteenth Street and Thirteenth Avenue, and thence west, along the south

side of Thirteenth Street 150 feet to an iron stake; thence running in a

southwesterly direction 136.5 feet to an iron stake on the north side of Midway

Drive; thence extending in a northeasterly direction along the north side of

said Midway Drive 130 feet to the northwest corner of the intersection of

Midway Drive with Thirteenth Avenue; thence extending northerly along the west

side of Thirteenth Avenue 78 feet to the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.
