An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located on the north and east of the northeast corner of Whitesville Road and
Double Churches Road, from R-1 (Low Density Residential) District to R-1A (Low
Density Residential), A-O (Apartment-Office), and R-3A (Medium Density
Residential) Districts.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
The Zoning Atlas on file with the Planning Division of the Department
of Community and Economic Development be, and the same is hereby amended by
changing the following described property from R-1 (Low Density Residential)
District to R-1A (Low Density Residential) District:
Commencing at a point at the terminus of the mitered corner formed by the
intersection of the north right-of-way line of Double Churches Road with the
east right-of-way line of Whitesville Road and run thence along the east
right-of-way line of Whitesville Road along a radius to the right of 1,402.40
feet an arc distance of 534.89 feet; thence run along the east right-of-way
line of Whitesville Road North 02 degrees 35 minutes East a distance of 306.60
feet; thence run along the east right-of-way line of Whitesville Road along a
radius to the right of 1,401.24 feet to an arc distance of 503.80 feet, thence
run along the east right-of-way line of Whitesville Road North 23 degrees 07
minutes 06 seconds East a distance of 1,251.71 feet to the centerline of a
creek and the point of beginning; from said point of beginning run along the
east right-of-way line of Whitesville Road North 23 degrees 07 minutes 06
seconds East a distance of 27 feet; thence run South 55 degrees 30 minutes 00
seconds East a distance of 1,050.72 feet; thence run South 01 degrees 45
minutes 00 seconds East a distance of 92.00 feet to the centerline of a creek;

intersection of the north right-of-way line of Double Churches Road with the
east right-of-way line of Whitesville Road and run thence along the north
right-of-way line of Double Churches Road along a radius to the left of 904.93
feet an arc distance of 102.20 feet; thence run along the north right-of-way
line of Double Churches Road North 86 degrees 22 minutes 00 seconds East a
distance of 416.75 feet; thence run along the north right-of-way line of Double
Churches Road along a radius to the right of 114,643.75 feet an arc distance of
691.71 feet to the point of beginning; from said point of beginning run thence
North 03 degrees 17 minutes 00 seconds West a distance of 190.00 feet; thence
run along a radius to the right of 706.67 feet an arc distance of 190.68 feet;
thence run North 12 degrees 10 minutes 39 seconds East a distance of 177.82
feet; thence run North 86 degrees 44 minutes East a distance of 622.94 feet;
thence run South 01 degree 45 minutes East a distance of 550.00 feet to the
north right-of-way line of Double Churches Road; thence run along the north
right-of-way line of Double Churches Road South 86 degrees 44 minutes 00
seconds West a distance of 639.20 feet; thence run along the north right-of-way
line of Double Churches Road along a radius to the left of 114,643.75 feet an
arc distance of 42.00 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. No external trash dumpsters / compactors shall be permitted along the
property lines bordered by the R-1A zoning district.
3. Any external trash dumpster / compactor shall be visually obstructed by a
structure that is aesthetically similar to the proposed developments.
4. Screening for trash dumpsters / compactors, air conditioners, refrigeration
units, and heat pumps shall be required for all development on the property.
5. The areas zoned A-O and R-3A shall not have direct access to Whitesville
Road or Double Churches Road.
6. The area zoned A-O shall be restricted to apartments and offices.
7. The area zoned R-3A shall be restricted to duplexes (two-family dwellings).
