An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 8342 Veterans Parkway and adjoining lots to its south and southeast,

from R-1 (Low Density Residential) District to C-3 (General Commercial)

District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to C-3 (General Commercial) District:



All that tract or parcel of land lying in and being Part of Land Lot 269, 19th

District, Columbus, Muscogee County, Georgia being more particularly described

as follows:



Commence at an iron stake at the easterly end of a curve (radius equals 50')

marking the intersection of the southerly line of Blythe Street and the

easterly line Cooper Creek Road; thence South 75 degrees 31 minutes 06 seconds

East, along the southerly line of Blythe Street, 120.0 feet to an iron stake at

the POINT OF BEGINNING; thence South 75 degrees 31 minutes 06 seconds East

along the southerly line of Blythe Street, 69.68 feet to an iron stake; thence

North 14 degrees 28 minutes 54 seconds East, across the end of Blythe Street,

60.0 feet to an iron stake; thence North 13 degrees 40 minutes 28 seconds East,

60.0 feet to an iron stake; thence North 22 degrees 23 minutes 11 seconds West,

206.20 feet to an iron stake on southerly line of Veterans Parkway; thence

easterly and northeasterly, along the arc of a counterclockwise curve on the

southerly line of Veterans Parkway (said arc having a radius of 1457.69 feet),

an arc distance of 200.10 feet to an iron stake; thence leaving Veterans

Parkway, South 22 degrees 30 minutes 12 seconds East, 194.23 feet to an iron

stake; thence South 65 degrees 07 minutes 31 seconds West, 40.0 feet to an iron

stake; thence South 17 degrees 34 minutes 16 seconds East, 18.60 feet to an

iron stake; thence North 67 degrees 53 minutes 12 seconds East, 113.85 feet to

an iron stake; thence North 10 degrees 27 minutes 28 seconds West, 26.0 to an

an iron stake on the southeasterly line of Veterans Parkway; thence

northeasterly, along the arc of a counterclockwise curve on the southeasterly

line of Veterans Parkway (said arc having a radius of 1,467.69 feet), an arc

distance of 103.81 feet to an iron stake; thence North 56 degrees 27 minutes 27

seconds East, along the southeasterly line of Veterans Parkway, 85.07 feet to

an iron stake; thence southeasterly and southerly along the arc of a clockwise

curve (said arc having a radius of 30.0 feet), an arc distance of 47.12 feet to

an iron stake; thence South 33 degrees 32 minutes 33 seconds East, 60.0 feet to

an iron stake; thence southeasterly and southerly, along the arc of a clockwise

curve (said arc having a radius of 634.40 feet), an arc distance an iron stake;

thence South 10 degrees 54 minutes 54 seconds East, 144.60 feet to an iron

stake; thence South 65 degrees 39 minutes 10 seconds West, 657.38 feet to an

iron stake; thence North 44 degrees 26 minutes 27 seconds West, 117.40 feet to

to an iron stake and the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
